Allowable Height of Fences and Walls. (a)Within Required Front Yards,the maximum height of any Fence or wall shall be four(4)feet. (b) Within Required Side or Rear Yards,the maximum he ght of any Fence or wall shall be six(6)feet. (c) On Corner Lots, no fence, wall or Landscaping, exceeding four (4) feet in height, shall be allowed within ten (10) feet of any Lot Line which abuts,.a Street, provided however, that clear vehicular and pedestrian sight distance shall be maintained at any Str et intersection. Based upon the results of our destructive testing, our site observations, and our limited soil test data, it is apparent that fuel oil from the 150 gallon tank, which is located outside the bedroom, has gradually seeped into and through the concrete block perimeter wall over the past years. In addition to the concrete block wall, the fuel oil ha saturated drywall furring strips, fiberboard expansion joints, some wood framing associated wit i the closet, and a small section of carpet padding. A large soil stained area beneath the fuel 1 ank was also observed. To permanently alleviate the fuel oil odor pr blem, we recommend the following: 1) the tank should be located as far as possible from the b droom area, and should be supported on a stand which is not physically connected to the building structure, 2) all contaminated building materials (including block walls, furring strips, wood raming, carpet padding, wall board, etc.) be removed, properly disposed of off-site, and replaced, 3) all contaminated soil located adjacent to and beneath the structure should be removed, transported off-site, and thermally treated. The Site Remediation Plan included in the attachments i lustrates the general estimated limits of contaminated building material and soil removal. Thq actual limits of materials requiring removal will be determined in the field during site remediate olnby A T & E representatives. It is our opinion that the residential buildings structural, HVAC, plumbing, and electrical systems will not be impacted by the proposed site remediation. However, a relatively large area of soil beneath the northwest perimeter wall foundati n will be excavated during the site cleanup. Therefore to provided temporary support to the foundation and wall, we recommend that the continuous wall footing be temporarily supported by two Atlas 2 Piece Standard Piers bearing at a minimum depth of 12-feet below existing site grades. The proposed pin pile locations are indicated on the attached Site Remediation Plan. The work includes but is not limited to the following: 1. All earth excavation, 2. Preparation of footer/f oundation, 3. Installation of the pier bracket including concrete anchors, 4. Mounting of hydraulic loading assembly and installation of steel pier sections to designed specifications, 5. Installation of the t pier platform and lift bracket assembly, 6. Lifting of the structure- by hydraulic jacks and install to permanent elevation, 7. Replacement of earth materials and general site clean- up. STORAGE AND HANDLNG All Atlas Pier materials--shall be handled and transported carefully to prevent any deformati n or damage. Care should be taken to prevent the accumulation of dirt, mud or other foreign matter on the steel materials. Such accumulation shall be completely removed prior to installation. PART 2 - MATERIAL 2.01 PIER BRACKET A 5/8-inch flame cut steel plate welded assembly conforming to ASTM A-%E 6, A-568 and A-569. 2.02 STEEL CONCRETE ANCHORS Two 5 1/2 inch long by 1/2-inch O.D. steel concrete anchor bolts with a pull out capacity of 6,310 pounds. 2.03 PRESSURE BEARIN R I AL A quick set thin mortar with 4,500 psi, 3 day-strength minimum. 713 Master Builder's non-shrink grout or equivalent may be used. 2.04 CYLINDER DRIVE ASSEMBLY A steel frame with a hydraulic driven actuator capable of pressing 42-inch steel pier sections through soil to a capacity of 65,000 lbs. resistance. 1 References were used as general information in preparing the specifications. AS2PPS8892 2.05 PIER SECTION A 42-inch, 3 1/2 inch O.D. mill-rolled galvanized steel section with a .160 inch gauge wall with a yield strength of 50,000 psi. A triple coat corrosion protection of zinc, chromate, and clear polymer coating shall be provided. The initial 42-inch section shall have a 4 inch O.D. collar on its end to assist in reducing wall friction during driving the pier to capacity. Steel in this section shall all conform to ASTM A-53, A-513, A588, B-6. 2.06 TOP PIER PLATFORM An 18-inch long by 4-inch D.D. and .219- inch wall thickness steel cap cylinder (tube), conforming to ASTM A-513. The cap cylinder has two 5/8-inch thick steel pla es, (the plates being 2-inches wide by 10-inch long) welded as vertical stabilizers to the sides Df the steel cap cylinder. The top of the pier platf Drm consists of two 4-inch by 4-inch steel plates, each plate 0.50" thick and welded on top of the cap cylinder. All steel elements conform to ASTM A- 36. 2.07 COUPLTNG A 6-inch long steel coupIffig with 3.125 inch O.D. and 0.180 inch wall thickness welded Inside bottom on each connecteo pipe section with 3 inches exposed. All confo ming to ASTM A-513. 2.08 TWO PIECE LIFT BRACKET ASSEMBLY A welded steel plate assembly which mounts on the pier bracket and is capable of providing 40,000 pounds resistc,nce capacity. The lift bracket consists of four 9-1 ach long by 4- inch wide and 0.625 inches thick plates welded to a 14-inch long by 4-inch wi a and 1-inch thick top plate. Each of the four side plates has three holes cut to a 1-inch diameter to accept the 3-inch long by 1-inch diameter locking pins. 2.09 HIGH STRENGTH PINS ASu'PSU93 Two 3-inch long high stren I pins capable of providing 20,000 pounds shear resistance „~ capacity conforming ASTM A-325. 2.10 WELDMENTS All welded connections sh 1 conform to the requirements of the American Welding Society "Structural Welding Code I LWS D1.1," and applicable revisions. PART 3 - EXECUTION The following is intended to provide the, controlling specification for the installation of each Atlas Pier System. 3.01 EXPOSURE OF FOOTERMOUNDA I N An area shall be excavated immediately adjacent to the building foundation in order to expose the footer element to a width of at least 3 feet and to a: depth of at least 1 foot beneath the base of the. footer. A chipping hammer shall then be used to prepare the footer for mounting the pier bracket. The vertical and bottom face of the footer shall, to the extent possible, be smooth and right angles to each other and be free of all dirt, debris, and loose concrete, so as to provide bearing surfaces for the pier bracket. 3.02 INSTALLATION OF PIER BRAC 7 The pier bracket shall be first mounted on the cylinder drive assembly and then lowered into the excavation adjacent to the foundation. The bracket shall then be seated against the footer and fastened by two steel concrete axichors. If the pier bracket does not have continuous bearing support on either its vertical or horizontal face then pressure bearing grout shall be used to provide proper bearing previous to the lifting and holding operation. Care should be exercised to insure that the cylinder drive assembly frame is vertical in alignment previous to driving any pier sections. A carpenter level may be used to verify the vertical alignment. A52PPS6894 I 3.03 DRIVING OF PIER SECTIONS G All pier sections shall be ci intinuously hydraulically driven by use of the cylinder drive assembly. The initial pier section shall have a friction collar on its bottom end. Additional 42-inch sections of the pier shall be added as the driving operation continues. Driving of the pier will continue until bedrock or an equal bearing strata is reached a defined by a total pier capacity of 65,000 lbs. or until lift of the structure is achieved. The hydraulic drive assembly is then removed from the pier bracket. Note that the last installed pier section may have to be cut to a length suitable to provide space for installing the: top pier platform. 3.04 INSTALLATION OF TOP PIER PL TF RM The top pier platform is then mounted on the last installed pier section. Once this operation is completed, the two piece lift bracket assembly is then mounted on the top of the pier bracket. 3.05 LIFTING AND HOLDING The lifting and holding operation is designed to raise (lift) the structure to restore it to it proper elevation. Normally this lift/hold operation is accomplished with several piers simultaneously. This lift/hold o eration shall be accomplished by inserting one (1) or more hand actuated hydraulic 25 ton lifting jacks in between the top pier assembly and the two piece lift bracket, one jack for each pier location. The jacks shall be actu ted simultaneously to effect the raising of the structure. Liftings all continue until the structure is restored to its approximate riginal elevation, or designed specifications. Once restored, place two 3"-long high strength pins into existing holes in pier bracket. Shim in between 5/8" by 2" area of top pier platform and high strength pins. To permit full transfer of the structure load froin the hydraulic Jack(s) to the pier bracket. The pressure shall then be released from the hydraulic Jacks and all jacks and the two piece lift bracket assembly removed. 3.06 CLEAN-UP/RESTORATION Once the pier installation a uipment has been.removed from the foundation, the area shall be backfilled using the previously removed soil. The backfill shall be made by placing no more than 12" of loose material in a lift d compacting that soil prior to placement of the next lift. Suffi lent lifts shall be used to restore the ground to its original elevation.
