Window Opening The rough opening must be plum,level and square and 1/2 inch larger than window size in width and height,not E,�R including the nailing tins(See fig.1).Close and lock the sash to aid in keeping the window square during installation. Apply a 3/8-inch continuous bead of silicone caulking to the interior surface of the nailing fin covering the holes in the fin,to seal the window's fin to the sheathing or house wrap. If the rough opening is larger than the window unit by more than 1/2 inch, also apply the caulk to the sheathing or house wrap making sure the bead is no more than 1/4 Inch from the edge of the rough opening,so that it is covered by the nailing fm when the window is installed. o Setting Shims S-Ja.Porno. The sill of the window must be supported in a straight and level position at a minimum of three points,at either end sill Ili Lem and in the middle. Windows wider than 30 inches should be supported at a maximum of every 12 inches. (See fig.2) )Plate Shims Place 1/4 inch shims on the sill plate of the window opening spaced as described above. Multiple twin or triple windows should have a shim under each mullion. (See fig.2) Setting window - •- Set window on the shims and adjust side clearance to be equal on both sides. Nail the entire perimeter of the nailing fin to the sheathing using every other slotted hole at minimum. Multiple windows twins&triples must be nailed directly under and 6"either side of each mullion. Make 2 sure jambs are not bowed out. Nail the fin snug but do not'sink"the nails similar to installing siding. Nailing should be Just tight is enough to hold window but not stop the movement of the"Frame-Work"underneath during expansion and as contraction. Make sure the head and sill are#64 crowned up or down,or the jambs bowed in or out. !LL FLASHING F •' Use self adhesive flexible flashing a minimum of 4"wide which has a self-adhering surface on one side, HFAD FLASHINGapproved for use on vinyl,wood&other substances such as house wrap. This flashing material must meet a minimum water resistance of 24 hours In accordance with ASTM-D779. (See fig.3)Sill flashing is applied first up against the bottom of the window sill and over the fin extending beyond the sides of the window jamb[In and side flashing at least 2 inches. Apply Jamb flashing next over g i the jamb-nailing fin,continuing over and beyond the sill flashing,2 inches below. Apply head flashing similarly extending 2"past either side of the jamb flashing,to complete the window flashing detail. (See Fig.2)Install batt insulation between the window and rough opening. It is very important that these openings are not over stuffed and warp the frame. Do not NOT use expanding foam. Doing so will void warranties. Your plans still depict a detached garage five feet from the rear property line. Changes to the zoning regulations adopted in November of last year,which became effective on January 1st, require detached garages to comply with minimum yard requirements. The required rear yard setback is twenty(20)feet. Unless you were to be successful in obtaining a Variance, the garage must be a minimum of five feet from side property line and twenty feet from the rear property line. Your revised plans also indicate that the existing carport will remain, and only be re-roofed. The construction plans depict that this structure will be substantially replaced. (4) A Nonconforming Structure may be maintained, and repairs and alterations may be made, except that no Structural Alterations shall be made except those as required by law. Repairs, such as plumbing or changing of partitions or other non-structural Alterations, are permitted. Building Permits shall be required. (5) No additional Structure not conforming to the requirements of this Chapter shall be constructed in connection with the Nonconforming Use of Land. (6) Any existing Nonconforming Structure that is encroaching into the Street Right-of-way shall not be rebuilt,enlarged,remodeled or structurally altered unless such encroachment is removed. (d)Nonconforming Uses. (1) Continuation of Nonconforming Uses. Uses of Land which were lawfully created at the time such Uses were established, but which would not be permitted by the restrictions imposed by these Land Development Regulations or by restrictions imposed by the Comprehensive Plan,may be continued so long as they remain otherwise lawful and in compliance with the provisions of this Section. (2) Relocation of Nonconforming Uses. A Nonconforming Use shall not be moved in whole or in part to any other portion of the Lot or parcel on which such Nonconforming Use is located. (3) Discontinuance of Nonconforming Uses. In the event that a Nonconforming Use of Land is discontinued or abandoned for a period of six (6) months or longer, any subsequent Use of such Land shall conform to the applicable Zoning District regulations as set forth in this Chapter as well as applicable provisions of the Comprehensive Plan. (4) In the event that more than fifty(50)percent of the value of a Nonconforming Structure, which is occupied by a Nonconforming Use, is destroyed, the Structure shall not be reoccupied by any Nonconforming Use and shall be reconstructed only in compliance with the provisions of this Chapter. In determining the value of a Nonconforming Structure, either the Assessed Value or the Appraised Value may be considered, subject to approval of the Building Official. For example, where an existing Structure is located three (3) feet from the side Lot Line,new Development on the opposite side Yard shall provide a minimum Required Side Yard of twelve (12) feet, thereby providing for a combined total side Yard of fifteen(15) feet. (f) Buildinf restrictions. The Building restrictions in the RS-2 Zoning Districts shall be as follows. (1) Maximum Impervious Surface: Fifty(50)percent. (2) Maximum Building Height: Thirty-five (3 5) feet. Sec. 24-106. Residential General,Two-family Districts. (RG-1 and RG-1A). (a) Intent. The RG-1 and RG-lA Zoning Districts are intended for Development of low and medium Density Single-family and Two-family residential areas. All Development of Land and Parcels within the RG-1 and RG-lA Zoning Districts shall comply with the residential Density limitations as set forth in the adopted Comprehensive Plan for the City of Atlantic Beach, as may be amended. See Article IV. (f) All public and private parks, playgrounds and green spaces must be clearly identified and the proposed location of each must be approved by the Mayor and the City Commission and recorded within the Ordinance establishing the PUD. (g) Sidewalks and recreational areas appropriate to the intended Use of the PUD shall be provided and clearly shown on all plans and drawings. Internal sidewalks shall be provided in all residential PUDs. Sec. 24-137. Requirements of this Division. No requirement of this Division, which shall be included in the Planning Unit Development's Covenants and Restrictions shall be subject to removal from those Covenants without prior approval by formal action of the City Commission. While it shall not be the responsibility of the City of Atlantic Beach to enforce private Covenants and Restrictions, the City shall not knowingly issue Building Permits that are in conflict with such private agreements. Sec. 24-138. through 24-150. Reserved. DIVISION 7. SUPPLEMENTARY REGULATIONS Sec. 24-151. Accessory Uses and Structures. (a) Authorization. Accessory Uses and Structures are permitted in any Zoning District when the Accessory Uses or Structures are clearly ancillary, in connection with, and incidental to the Principal Use allowed within the particular Zoning District. (b) Accessory Uses by Zoning District. Accessory Uses and Structures shall be permitted only within Zoning Districts as set forth within this Division. (1) In all residential Zoning Districts: t i. Antenna Structures for television and radio, but not microwave relay or commercial transmission Structures, television and radio antennas of the customary size and design shall not count as accessory Structures for the purpose of determining the number of such Structures,provided that only one such Structure is permitted per residence. ii. Children's playhouse and/or juvenile play equipment, not to exceed thirty-six (36) square feet of gross floor area. iii. Detached Private Garages and carports, not to exceed six hundred (600) square feet of Lot Area and twelve (12) feet in height, except in accordance with Section 24-88.
