Dear Ms. Shaffrey:
Please be advised, Atlantic Beach Code Enforcement has found the property referenced above to
be in violation of the City of Atlantic Beach, Code of Ordinances, Chapter 6, International
Property Maintenance Code adopted:
VIOLATIONS
INTERNA TIONAL PROPERTY MAINTENANCE CODE
Section 301.3 Vacant structures and land. All vacant structures and premises thereof or vacant land
shall be maintained in a clean, safe, secure and sanitary condition as provided herein so as not to cause a
blighting problem or adversely affect the public health or safety.
Section 304.6 Exterior Walls. All exterior walls shall be free from, holes, breaks and loose or
rotting materials and maintained weatherproof and properly surface coated where required to
prevent deterioration. (Large areas of stucco missing exposing structure to elements)
Section 304.12 —Handrails and guards. Every handrail and guard shall be firmly fastened and
capable of supporting normally imposed loads and shall be maintained in good condition. (2"d
floor deck has no guardrails as required)
This letter requests you comply by maintaining property clean, secure and sanitary and
repair exterior walls where coquina stucco is missing or cracked, and obtain a building
permit and install guardrails on 2"d floor deck within forty five (45) days of receipt of this
notice.

If the violation is corrected and then recurs or if the violation is not corrected by the time
specified in this notice this case may be presented to the Atlantic Beach Code Enforcement
Board even if the violation has been corrected prior to the board meeting. The Code
Enforcement Board may impose fines up to two hundred fifty ($250.00) dollars per day for each
day the violation is not corrected. Upon completing the corrective action required, it is your
responsibility to contact Atlantic Beach Code Enforcement and arrange for an inspection to
verify compliance.
