Dear Mr. Cummings and Ms. Ogden:
Please be advised, Atlantic Beach Code Enforcement has found the property referenced above to be in
violation of Chapter 6, City of Atlantic Beach, Code of Ordinances, Chapter 24, International Property
Maintenance Code adopted,vacant structure, roof, eaves, windows and unsafe electrical to wit:
VIOLATIONS
INTERNATIONAL PROPERTY MAINTENANCE CODE
Section 301.3 Vacant structures and land. All vacant structures and premises thereof or vacant land
shall be maintained in a clean, safe, secure and sanitary condition as provided herein so as not to cause a
blighting problem or adversely affect the public health or safety.(structure partially boarded,electrical
service cable laying on ground,broken windows,window and door glazing deteriorated roof eaves
and soffit,etc)
Section 304.7 Roofs and drainage. The roof and flashing shall be sound tight and not have defects that
admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the walls or interior
portion of the structure. Roof drains, gutters and downspouts shall be maintained in good repair and free
from obstructions. Roof water shall not be discharged in a manner that creates a public nuisance.

604.3 Electrical system hazards. Where it is found that the electrical system in a structure constitutes a
hazard to the occupants or the structure by reason of inadequate service, improper fusing, insufficient
receptacle and lighting outlets, improper wiring or installation, deterioration or damage, or for similar
reasons, the code official shall require the defects to be corrected to eliminate the hazard. (electrical
service cable laying in yard on side of dwelling)

304.13 Windows, skylight and door frames. Every window, skylight, door and frame shall be
kept in sound condition, good repair and weather tight. (broken/missing windows windows in
poor condition not in good repair or weather tight as required)
304.13.1 Glazing. All glazing materials shall be maintained free from cracks and holes.
(broken windows and missing glazing from several windows and doors)
This letter requests that the noted violations be corrected by maintaining the premises and
structure in a clean and safe,secure and sanitary condition as not to cause blight,and repair or
replace the deteriorated roof,eaves and soffit,and secure the electrical service cable or remove
cable repair/replace windows and door glazing and make windows weather tight within thirty(30)
days from receipt of this notice. Permits are required from State of Florida licensed contractors to
replace the roof,windows and do any electrical work.
To avoid having this case be referred to the Code Enforcement Board,all listed violations on this notice
must be in compliance on or before the date established by Atlantic Beach Code Enforcement. The Board
may impose fines up to two hundred fifty($250.00)per day for continuing violations.
It is our goal to enforce the codes and ordinances of the City of Atlantic Beach and protect the health,
safety and welfare of the City, and accordingly,your cooperation in this matter is greatly appreciated.
