Thank you so much, Mr. Jensen,
One thing though, the mortgage holder is not the one paying the lien
off. It's the buyer paying it. So such letter would have to come from
buyer. As long as the charge is not on seller side and does not affect
approved net proceeds to the short sale lender, it makes no difference
to the short sale lender what the buyer is paying and to whom. If
everyone is in agreement, I will get working on the letter from buyer
for you.

Yulia: The Code Enforcement Board authorized reducing the amount to
$15,000.00 provided certain documents and info were provided to the
City. It appears all such documents and info were attached to your
e-mail to me dated 6/17/13. The only remaining item requested by the
Board was a letter from mortgage holder stating it agrees to the
$15,000.00 payment to the City.
Please provide that letter and the City will accept the
$15,000.00. Contact me with any questions or problems, and Donna Bartle
is the city clerk who can provide a current lien letter for the closing.

Hi Mr. Jensen,
Thank you for speaking with me this morning. Per our conversation,
attached please find supporting documentation to include the following:
. title search from Chicago title
. title update
. original mortgage recoded, deed and other title search
documentation
. sales contract for $68,200
. short sale approval letter from bank of America and Real Time
Resolution
. IRS lien payoff
The payoff received from Atlantic Beach is currently $26,370. I know
that if this does not close under current approval terms by June 26th,
the servicing will be transferred to a new company and the foreclosure
process will continue. Come the foreclosure date, given the position of
the Atlantic city lien, nothing will be paid off by the Bank, all
proceeds will go towards 1st note.
The buyer is willing to do it if we can settle in the neighborhood of
$15,000. It would be cash closing and the city would be able to get the
money before the month is over.
