Klotz 645 Mayport Road, Suite 5 Atlantic Beach, FL 32233 RE: Notice of Violation, City of Atlantic Beach Code of Ordinances 900 Plaza, Sea Oats Apartments RE# 171725-0500-, Case # 13-599 Dear Property Owner: Please be advised, Atlantic Beach Code Enforcement has found your property referenced above to be in violation of the City of Atlantic Beach, Code of Ordinances,to wit: VIOLATION Violation Description IPMC Sec.302.8 - Motor Vehicles "No inoperative or unlicensed motor vehicle shall be parked or kept or stored on any premises, and no vehicle shall at any time be in a state of disrepair, major disassembly or in the process or being stripped or dismantled". (white Nissan no tag Apt. 145) Violation Description Sec. 24-154. Outdoor display, sale and storage of furniture, household items, merchandise and business activities outside of the appropriate maintenance and upkeep. All areas of a lot and structure that are visible from a street or a neighboring property shall be maintained in an acceptable manner, which shall be defined by the 1. Lots are maintained free of litter,trash, debris, discarded belongings automotive parts, old tires, construction materials, and broken and abandoned items. 5.Household items of any type that are customarily intended to be used and maintained within the interior of the residence are not stored or discarded in any location on a lot that is visible from a street. Similarly, within the rear or side yards of a lot, such items are not stored in a manner or amount such that an unsightly nuisance to neighboring properties or an environment that attracts rodents, insects, or other animals and pests is created. (Unit 103 has a discarded washer and dryer stored on the rear porch, units 35-38 have junk, furniture, wheel chair and misc household items stored under the front stairs and discarded furniture stored on the upstairs front porch) This letter requests that the noted violations be corrected within five (5) days of the receipt of this notice. To avoid having this case be referred to the Code Enforcement Board, all listed violations on this notice must be in compliance on or before the date established by Atlantic Beach Code Enforcement. The Board may impose fines up to two hundred fifty ($250.00)per day for continuing violations. Upon completing the corrective action required, it is your responsibility to contact Atlantic Beach Code Enforcement and arrange for an inspection to verify compliance. Klotz 645 Mayport Road, Suite 5 Atlantic Beach, FL 32233 RE: Notice of Violation, City of Atlantic Beach Code of Ordinances 900 Plaza, sea oats apartments RE# 171725-0500, Case # 13-598 Dear Property Owner: Please be advised, an inspection of your property by Atlantic Beach Code Enforcement has found your property referenced above to be in violation of the City of Atlantic Beach, Code of Ordinances, Section 6-120, International Property Maintenance Code adopted to wit: I VIOLATIONS Violation Description IPMC Sec.304.10 Stairways, decks,porches and balconies. Every exterior stairway, deck,porch and balcony, and all appurtenances attached thereto, shall be maintained structurally sound, in good repair, with proper anchorage and capable of supporting the imposed loads. (see attached list) Violation Description IPMC Sec. 304.12 Handrails and guards. Every handrail and guard shall be firmly fastened and capable of supporting normally imposed loads and shall be maintained in good condition. (see attached list) Violation Description IPMC Sec. 304.13.1 Glazing. All glazing materials shall be maintained free from cracks and holes. (see attached list) Violation Description IPMC Sec. 304.4 Structural members. All structural members shall be maintained free from deterioration, and shall be capable of safely supporting the imposed dead and live loads. (see attached list) Violation Description 304.7 Roofs and drainage. The roof and flashing shall be sound, tight and not have defects that admit rain. Roof drainage shall be adequate to prevent dampness or deterioration in the walls or interior portion of the structure. Roof drains, gutters and downspouts shall be maintained in good repair and free from obstructions. Roof water shall not be discharged in a manner that creates a public nuisance. (see attached list) Violation Description 305.4 Stairs and walking surfaces. Every stair, ramp, landing, balcony, porch, deck or other walking surface shall be maintained in sound condition and good repair. (UPSTAIRS UNIT BALCONIES HAVE MISSING CONCRETE WITH EXPOSED REPAIR CREATING A TRIP HAZARD — MOST BUILDINGS) This letter requests that the noted violations be corrected within forty-five (45) days of the receipt of this notice. All balconies 2"d floor balconies were not available for inspection and all 2"d floor balconies show evidence of deterioration and should be evaluated by a State of Florida structural engineer to evaluate and have plans on proper methods to do the required repairs and to submit with the building permit application to be submitted by your State of Florida licensed contractor that will be performing the required repairs.
