436 BEACH AVE COMMENTS 436 Beach Avenue: Please submit architectural plans that are compliant with Old Atlantic Beach residential standards outlined in Section 24-172 of the Atlantic Beach Land Development Regulations. Proposed garage appears to be located 15'from front lot line. The property has double frontage on both Ocean Boulevard and Beach Avenue. Per Section 24.84 (c), "For double frontage lots extending between Beach Avenue and Ocean Boulevard,the required front yard shall be the yard,which faces Ocean Boulevard". This means the front lot line is the Ocean Boulevard facing side and the rear is the Beach Avenue facing side.The front setback for the property is 20'. Per Section 24-89, a private garage and garage apartments may be allowed on a double frontage lot. However,the garage must meet the same setbacks as required by the principal dwelling on site,which is 20'.Therefore,the proposed garage is not in compliance with the Land Development Regulations.
