VARIANCE PURSUANT TO CHAPTER 24-105(E) CODE OF
ORDINANCE OF THE CITY OF ATLANTIC BEACH
FOR: Encroachment of two feet into rear yard setback to
extend structure to add a bedroom and additional living
space on property located at 137 10th Street, also known
as LOT 7 and the east 16.7 feet of LOT 1, BLOCK 40, and
WHEREAS, ANTHONY CIPOLLINA and THERESA CIPOLLINA, owners
of the real property described in this order have applied
to the Community Development Board for a zoning variance
to encroach 2 feet into the rear yard setback, and
WHEREAS, the Community Development Board has considered
the application and rendered an opinion; and
WHEREAS, taking into consideration the above opinion,
the Community Development Board finds that the granting
of such variance will not be contrary to the public
interest and owing to special conditions a literal
enforcement of the provisions of the Zoning Code will
result in unnecessary and undue hardship; now THEREFORE,
BE IT ORDAINED BY THE COMMUNITY DEVELOPMENT BOARD THAT:
1. Variance granted. The owner of the real property
described herein is hereby granted a zoning variance
from the requirement of Chapter 24-105e of the Ordinance
Code of the City of Atlantic Beach. Owner is hereby
granted a variance to extend the structure 2 feet in the
rear yard setback, and said variance shall be trans-
ferable and shall run with the title of the above-
described property.
2. Owner and Description. The owners of the property
to which this variance is granted by this order ANTHONY
CIPOLLINA and THERESA CIPOLLINA.
The property is described as:
Lot 7 and the east 16.7 feet of Lot 1
Block 40
3. Effective Date. This order shall become effective
upon execution.

SCHEDnING INSPECTIONS
Requests for inspection are taken from 8:00 a.m. until 4:30 P-me
Inspections are made the following working day; pl_e��e-specify am or pm
inspection. When calling in an inspection please have the permit number,
job location and type of ins22ction needed. Inspections are scheduled as
follows:
1. Footing
2. Under slab plumbing/sewer
3. Slab
4. Framing, rough electrical, mechanical, plumbing call for cover-up on
building, use building permit number and reference other applicable
permit numbers (electrical, mechanical, etc.)
5. Insulation
6. Final inspection/Certificate of Occupancy.
BUILDING CARD MUST BE POSTED OR NO INSPECTIONS WILL BE MADE
Concrete cannot be poured and work cannot be covered up until the building
card is SIGNED by the inspector. You may be required to uncover any work
that has not been inspected. It is the responsibility of the
BUILDER/CONTRACTOR to post the building card.
A fee of $15 is charged for all reinspections.

All work to be as per plans with the following specifications (including the attached description of
work), exceptions, and/or changes:
1. Omit the balloon framed stucco wall at north end of east patio/deck in its entirety.
2. Existing concrete slab to remain except areas conflicting with new continuous and spread
footings. New slab to be placed over remaining existing concrete. Omit curb on north end.
3. Fibermesh to be provided for reinforcing in concrete mix in lieu of welded wire mesh.
4. Owner shall supply clear access to all areas of the work.
5.All shrub,tree, and sprinkler system components to be removed, relocated, and/or replaced by
owner. Caution will be exercised by contractor to protect existing landscaping as much as possible.
No new irrigation system, landscaping, or sod is included.
6. South side deck to extend to 5'-0" instead of 3'-0" beginning at the east corner of the existing
exterior wall to the west corner. Spliced deck joists are to be glued with construction adhesive as
well as nailed.
7. 5/4"x6" pressure treated deck boards to be used in lieu of 3/4" plywood and vulkem deck
coating. Omit soffit.
8. Deck posts to be installed only. Railing and balusters are by owner.
9. Caulking limited to top of 1" x 8" pressure treated trim band above new deck only. All other
caulking and paint is by owner.
10. Remove all of drywall ceiling in ground level living area (up to 725 sf) and ten feet out from and
along the south wall of the garage. Install sound baft insulation between 2nd floorjoists in east
living area prior to ceiling replacement.
11. Omit new ground floor interior wall, framing, and doors. Omit receptacles. Switches for ceiling
fan and light to be installed in existing walls, total of 4 switches-2 for light kits and 2 for fan controls.
12.A dumpster will be required for debris removal and it has to be located on the property and
accessible,which means either on the front lawn or driveway. The owners hereby agree that they
will not unreasonably withhold permission to do so and by signing this contract do hereby assure
the damage waivers required to do this will be properly executed.
Temporary toilet facilities are included, usually required by the local building department, and must
be located near the street in an accessible location for servicing.
