Dear Mr. Wood:
This is in response to your Application for Concurrency Determination dated December 18, 2013
for the property located at 1600 Selva Marina Drive. The subject property is approximately 169.02
acres and is zoned Special Planned Area (SPA) with a Future Land Use classification of
Residential Low (RL). The proposed project is for the extensive redevelopment of the private
eighteen hole golf course, tennis courts and other recreational amenities including the construction
of 200 single family dwellings, a new clubhouse and other associated amenities.
A review of the subject application for the availability of sanitary sewer, potable water, solid waste
disposal, storm water drainage and recreation and open space in accordance with state statutes and
rules related to concurrency is complete. The review of your application finds adequate capacity is
available and approves this Certificate of Concurrency. The certificate shall be valid upon issuance
and remain valid for as long as development approval authorized by the City remains in effect.
Any change in land area, use, intensity, density or timing or phasing of the approved project,
which results in increased impact to public facilities and services shall require modification to this
concurrency certificate in accordance with established procedure.
