Examination of the U S Department of Agriculture's Soil Survey of the area reveals the site soils consist of Urban land-Leon- Boulogne complex,dominated by fine sands extending to about 7',or more,below the surface.However,we are aware that some peat (organic rich)soils are intermittently present in some portions of Atlantic Beach and may actually be present at this location,though not evident at the surface. Such occurrence would be consistent with the settlement damage observed. Additionally, the relatively heavy weight of the brick chimney and possible interior heavy"live" loads,could be causing consolidation or compression settlement of underlying"weak"soil strata. Regardless of the main cause of settlement and given the age of the structure,we anticipate that additional settlement of the residence will continue and this will certainly have an adverse impact on the structural integrity of the building if not remedied. We recommend installation of underpinning elements to stabilize and partially lift the existing walls and the floor around the areas of most significant distress. Underpinning should be accomplished by placement of micro-piles spaced no more than 6' on center around the perimeter of those areas where settlement is most significant. Underpinning must be performed with helical pipe piles extending into "competent" load bearing soils. We recommend that a minimum 12" single or 10"-12" dual helical disc pile with a minimum lower depth of the pile tip at 14' deep must be used. However, if sufficient torque resistance is not met, then the piles must extend deeper. Underpinning piles should consist of Foundation Support Works Piering System HP287 (or equivalent) 2.875" outside diameter (0.203" wall thickness, minimum) steel pipe piles with a minimum 12" single-helical disc or 10"-12" dual-helical disc arrangement welded near the bottom of the pile,hydraulically twisted into the earth and advanced to a target depth of 14' (minimum embedment). However, the first pile must be installed to a minimum 21' and the applied torque recorded to confirm that torque does not diminish below the anticipated 14'termination depth of the rest of the production piles.All piles must achieve a minimum 2,500 foot-pounds torque resistance. After underpinning piles are installed,Foundation Support Works(or equivalent) retrofit support brackets should be positioned beneath the existing footing and "jacked" upward to stabilize the foundations and perform limited lifting of the footing and ultimately the floor and chimney of the building nearby the piles. In areas where a void greater that 1"exists beneath the bottom of slab or footing and top of sub-grade soil(either before underpinning or after underpinning and subsequent lifting),the void space must be filled with cement grout or with"flowable fill"(main constituent is flyash)or injected polymer(PolyLevel, or equivalent). The infill material should be injected through ports on approximate 3' to 4' centers.Alternatively,the void space may be filled from the outside so long as sufficient form-work is in place to prevent"blow-out" during injection. After the foundation and floor is"lifted", a check of the interior floor should be made to confirm the degree of lift. Cosmetic repairs should wait a minimum thirty days to allow some small re-shifting of the buildings to occur. It should be understood that these recommended repairs address only the portion of the structure where worst case circumstances have been found.Other areas of the residence would benefit by similar repairs.
