Reeves, Sr. 7147 Tonga Drive Jacksonville, FL 32216 RE: Notice of Violation, City of Atlantic Beach Code of Ordinances 1155 Atlantic Blvd, Block 13, Sec H Atlantic Beach RE# 170712-0000, Case # 13-00000901 Dear Property Owner: Please be advised, Atlantic Beach Code Enforcement has found the exterior of your property referenced above to be in violation of the City of Atlantic Beach, Code of Ordinances, Chapter 17 and Chapter 6, International Property Maintenance Code as adopted to wit: VIOLATIONS INTERNATIONAL PROPERTY MAINTENANCE CODE Violation Description IPMC Sec. 301.3 Vacant Structures and Land All vacant structures and premises thereof or vacant land shall be maintained in a clean, safe, secure and sanitary condition as provided herein so as not to cause a blighting problem or adversely affect the public health or safety. Violation Description IPMC Sec. 304.15 Doors. All exterior doors, door assemblies, operator systems if provided, and hardware shall be maintained in good condition. Locks at all entrances to dwelling units and sleeping units shall tightly secure the door. Locks on means of egress doors shall be in accordance with Section 702.3. (all exterior doors are dilapidated and/or rotted and need to be replaced) Violation Description IPMC Sec 304.2 Protective treatment. All exterior surfaces including but not limited to, doors and window frames, cornices, porches, trim, balconies, decks and fences, shall be maintained in good condition. Exterior wood surfaces, other than decay-resistant woods, shall be protected from the elements and decay by painting or other protective covering or treatment. Peeling, flaking and chipped paint shall be eliminated and surfaces repainted. All siding and masonry joints, as well as those between the building envelope and the perimeter of windows, doors and skylights, shall be maintained weather resistant and water tight. All metal surfaces subject to rust or corrosion shall be coated to inhibit such rust and corrosions and all surface with rust or corrosion and shall be stabilized and coated to inhibit future rust and corrosion. Oxidation stains shall be removed from exterior surfaces. Surfaces designed for stabilization by oxidation are exempt from this requirement. Violation Description IPMC Sec. 304.6 Exterior walls. All exterior walls shall be free from holes, breaks, and loose or rotting materials; and maintained weatherproof and properly surface coated where required to prevent deterioration. (OSB is not designed to be in direct exposure to weather and elements and is not properly protected, metal walls have areas that are rusted, bent, and not properly sealed exposing the interior of the structure to weather, deterioration and infestation) CITY OF ATLANTIC BEACH CODE OF ORDINANCES Violation Description—City of Atlantic Beach Ordinance SEC. 17-4 1. Removal of unsafe, damaged or poorly maintained , and abandoned signs. (c) Abandoned signs. Signs shall be removed by the owner or occupant within thirty (30) days of cessation of the business or activity shall be considered to have ceased when the premises are vacated, or in the absence of a valid occupational license (business tax receipt) or active utility service account. Signs not removed in accordance with these provisions shall be considered as abandoned and shall be removed at the property owner's expense. To avoid having this case be referred to the Code Enforcement Board, all listed violations on this notice must be in compliance on or before the date established by Atlantic Beach Code Enforcement. The Board may impose fines up to two hundred fifty ($250.00) per day for continuing violations. Upon completing the corrective action required, it is your responsibility to contact Atlantic Beach Code Enforcement and arrange for an inspection to verify compliance.
