1. Architectural plans were revised, per plan review comments, but engineering pages were not
revised to match. Please submit revised engineering plans.
2. Plan review terminated. Plan review cannot be done without a complete
plan. Engineering and truss engineering were not reviewed.
General Notes: Your re-submittal should include two complete sets of plans.
Please insert the revised pages into the plan sets, and pages removed from
the stamped "Job copy" set, should be marked as "old set" and should be
included in the re-submittal.
If old "Job copy" drawings, are not resubmitted there will be additional plan
review fee charged due to the amount of time necessary to review entire
drawing again.
ALL ITEMS changed or revised on plans and documents shall be identified by
circling, clouding or identified by some other legible method. ADDITIONAL
ITEMS MAY BE REQUIRED - DEPENDING ON NEW INFORMATION AND CLARITY OF FINAL
PLANS SUBMITTED FOR REVIEW.
3. Second submittal indicates second-floor plate height of 22'-10"; max
plate height is 22'-0". Additional loose pages were submitted (third
submittal) indicating 21'-10". The third submittal can be approved. Please
insert new pages into plans and submit a complete, organized plan set.
4. Door 6 must be clear 29", per FBC-R320.
5. Exterior Decks and balconies.
Please submit all details for outside decks and balconies; including decking;
slope of deck; flashing at walls, edges, and posts; treatment of fastener
penetrations; moisture resistant membrane brand, type, and installation
instructions; and final surface. Moisture resistant membrane must be
approved for the conditions shown on plans, including slope, walking surface,
and/or installed under other deck materials.
6. Metal roof requires a separate permit.
7. Please provide attic ventilation calculations and locations.
8. The 2010 FBC has additional flashing requirements for window flashing.
Please review FBC-R703.8 and the new referenced standards AMMA 711, 100, 200,
and 250, and provide details on plans that meet the new requirements. Two
window flashing details that comply with R703.8 can be found at
www.firstcoastchapter.org, under Codes/Standards, window flashing.
9. Please provide details for all exterior lumber, per FBC-R317.
10. Energy Sheets.
Please provide complete energy package, including Jurisdiction Number on page
1, Air Barrier and Insulation Inspection Checklist (checked off to
acknowledge the requirements) , complete Manuals J, D, and S, and complete and
sign EPL Display Card.
11. Florida Product Approval.
This location is in Wind Exposure 'D' . Some products that usually qualify in
Exposure 'B' will not qualify in this location; that is the case with several
products on this project, including garage door.
Please review all products and verify that they meet the wind pressures
indicated on Engineering pages and revise Florida Product Approval Sheets to
show decimal places of Numbers. Product Approval Numbers usually include
more than one product. Specific products are identified by the decimal
places.
