Application Disapproved. Please address the following Comments:
1. The Code provisions for fire rating of exterior walls along property lines are contained in FBC-R302
2. The property lines of Units B and C are offset along the rear exterior walls of Units A and D. The exterior walls of
Units A and D, along the offset property lines, include unprotected kitchen windows. Exception R302.1.6 gives
some flexibility to the general provisions, but is not limited to Fire Separation Distances perpendicular to the
property line. Therefore, Exception 6 does not apply in this situation. All construction within 6 feet of the
property line must comply with the provisions of R302.
Please review FBC-R302 and address fire-resistance rated assemblies, including exterior walls, openings in walls,
wall projections,fire blocking, etc.
3. Stucco exterior wall covering must comply with FBC-R703.6. Please provide details.
4. James Hardie lap siding must comply with installation instructions, including local wind pressures, blocking, and
flashing. Please provide details.
5. The 2010 FBC has additional flashing requirements for window flashing.
Please review FBC-R703.8 and the new referenced standards AMMA 711, 100, 200, and 250, and provide details
on plans that meet the new requirements. Two window flashing details that comply with R703.8 can be found
at www.firstcoastchapter.org, under Codes/Standards,window flashing.
6. If soffit ventilation is removed, due to Comment 2 above, please review attic ventilation calculations.
7. General Notes: Your re-submittal should include two complete sets of plans. Please insert the revised pages into
the plan sets, and pages removed from the stamped "Job copy" set, should be marked as"old set" and should be
included in the re-submittal.
If old "Job copy" drawings, are not resubmitted there will be additional plan review fee charged due to the
amount of time necessary to review entire drawing again.
ALL ITEMS changed or revised on plans and documents shall be identified by circling, clouding or identified by
some other legible method.ADDITIONAL ITEMS MAY BE REQUIRED-DEPENDING ON NEW INFORMATION AND
CLARITY OF FINAL PLANS SUBMITTED FOR REVIEW.
