Please be advised, Atlantic Beach Code Enforcement has found your property referenced above
to be in violation of the City of Atlantic Beach, Code of Ordinances, to wit:
VIOLATIONs
IPMC 302.4 Weeds. All premises and exterior property shall be maintained free from weeds or
plant growth in excess of twelve (12) inches. All noxious weeds shall be prohibited. Weeds shall
be defined as all grasses, annual plants and vegetation, other than trees or shrubs provided;
however, this term shall not include cultivated flowers and gardens. (YARD IS
OVERGROWN)
IPMC Sec. 304.13.1 Glazing. All glazing materials shall be maintained free from cracks and
holes. (BROKEN WINDOWS)
IPMC Sec. 304.15 Doors. All exterior doors, door assemblies, operator systems if provided, and
hardware shall be maintained in good condition. Locks at all entrances to dwelling units and
sleeping units shall tightly secure the door. Locks on means of egress doors shall be in
accordance with Section 702.3. (TWO REAR DOORS ARE OFF HINGES)
Sec. 24-154. Outdoor display, sale and storage of furniture, household items, merchandise and
business activities outside of enclosed buildings. (g) Within all residential zoning districts, and
also including any property containing a residential use, household items, furniture and those
items customarily intended for indoor use shall not be displayed, maintained or permanently
stored outdoors, or in any location on the lot where such items shall be stored or properly
disposed of to avoid mold, rodent and insect infestations which may result in health risks and
which also create unsightly appearance that negatively affect neighborhoods. Such violations
shall be corrected immediately upon written order from the city. (LUMBER, BUCKETS,
COOLER, MISC. JUNK STORED IN YARD)
This letter requests that the noted violations be corrected by mowing and cleaning the yard
including removal of all items stored in the yard as referenced, replace the broken
window/glazing and install rear doors in jamb within ten (10) days of the receipt of this
notice.
To avoid having this case be referred to the Code Enforcement Board, all listed violations on this
notice must be in compliance on or before the date established by Atlantic Beach Code
Enforcement. The Board may impose fines up to two hundred fifty ($250.00) per day for
continuing violations. Upon completing the corrective action required, it is your responsibility to
contact Atlantic Beach Code Enforcement and arrange for an inspection to verify compliance.

7. On filing the Certificate of Title, the Clerk shall distribute the proceeds of the sale, so far
as they are sufficient, by paying: first, all of the Plaintiffs costs; second, documentary
stamps affixed to the Certificate; third, Plaintiffs attorney's fees; fourth, the total sum
due to plaintiff, less the item paid,plus interest at the rate prescribed in Paragraph 1 from
this date to the date of the sale; and by retaining any remaining amount pending the
further order of this Court.
8. On filing of the Certificate of Sale, Defendant(s) and all persons claiming under or
against Defendant(s) since the filing of the notice of Lis Pendens shall be foreclosed of
all estate or claim in property, except as to claims or rights under chapter 718 or chapter
720, Florida Statues, if any. Upon the filing of the Certificate of Title, the person named
on the Certificate of Title shall be let into possession of the property. If any Defendant
remains in possession of the property, the clerk shall without further order of the Court
issue forthwith a Writ of Possession upon request of the person named on the Certificate
of Title. However, Court is bound to protect the rights of tenant(s) under Federal
"Protecting Tenants at Foreclosure Act of 2009".
9. Jurisdiction of this action is retained to enter further orders that are proper including,
without limitation, a deficiency judgment, and orders relating to supplemental
proceedings to address any omitted parties who may possess an interest in the property.
10. The United States of America shall have the right of redemption as provided in Title 28 U.S.C.A.
Section 2410(c). Further, the United States of America shall not be bound by the sixty (60)day
time period imposed by Fla. Stat. Section 45.032 upon motions for distribution of surplus
