1710 Beach Avenue Lot Split
The City of Atlantic Beach cannot, at this time, approve the division of the property currently
addressed as 1710 Beach Avenue and comprised of the south 10 feet of Lot 10 and Lots 11 and
12, Block 8 of Ocean Grove Unit 1 as presented in your letter dated February 16, 2015.
Additional information is required and certain conditions must be met prior to City approval of
the proposed lot division.
The one condition is that existing structures must be demolished or otherwise remodeled in a
matter that the division of the property does not create a nonconforming structure. A
nonconforming structure is any structure that does not meet the current codes of the Land
Development Regulations including setbacks. A survey proving compliance with current
setbacks would be required prior to approval.
Upon meeting this condition, this division would be consistent with all current provisions of the
Land Development Regulations of the City of Atlantic Beach.
If the condition above is met, then the City can verify that the property can be split into two
buildable lots.
The recognized division would be as follows;
Eastern Lot: Lot 11 and the south 10 feet of Lot 10, Block 8 of Ocean Grove Unit 1.
Western Lot: Lots 12, Block 8 of Ocean Grove Unit 1.
The zoning of the current property and the resultant properties is and would be Residential
General. This zoning classification does allow two-family structures. However, the current
property configuration and the proposed divided lots do not meet the minimum lot size of 14,500
square feet required for two-family structures. No more than one single family home can be built
on this property today or on each of the resulting individual properties after division.
