Stairs, stair stringers and some intermediate roofs do not qualify as an intersecting floor system and should not be used to support platform framing unless specifically designed to do so and specified as such by the engineer. All vertical wall framing (studs) shall be continuous and uninterrupted between points of lateral support. 2. Post or columns specified within these construction documents as dimenslonal/solid-sawn members - i.e. 4x4, 4x6, 6x6, etc. - may be replaced by a similar -sized (e.g. a 5-25" x 5.25" EWP in lieu of a 6x6 SYP) engineered wood post without additional analysis or documentation required by the engineer. 4. All nailing shall be with "common" nails, except as otherwise noted. All nailing not otherwise specified within these engineered documents shall be as specified by the applicable code referenced herein. All envelope sheathing shall be nailed and/or screwed as specified and glue or other adhesives shall not be used in place of nails or screws. 5. All engineered components, including roof trusses, floor trusse •,1 joist, etc., shall be installed in accordance with the manufacturer's specifications, instructions and directions. 6. All sheathing shall be either APA- or TECO -rated, Eposure 1, PS1/PS2 (Structural 1 rated sheathing NOT required except when specifically identified as such). Sheathing may be either OSB or plywood, unless specified as one or the other on the framing plans and/or details. At exterior walls clad with a stucco or an applied -stone veneer firnish, the APA ( www.apawood.org) recommends the use of either 15/32" thick, 32/16 span -rated sheathing (Exposure 1, PS 1/PS2) or 7/16" thick, 24/16 span -rated Structural I rated sheathing when the sheathing is installed with a vertical orientation (long axis parallel to the studs) on the wall (see Technical Bulletin TB -202 for additional information). The discretion to enforce the aforementioned recommendation is at the sole discretion of the local Building Official. Do NOT use sheathing that does not conform to the aforementioned recommendation unless you have FIRST verified the suitability of the nonconforming materials with the Building Offloial having jurisdiction over the project. Failure to do so may result in the need to significantly enhance the construction of the exterior walls. 8. Metal connectors shall be Simpson brand hardware, as specified herein, and shall be installed in accordance with the manufacturer's specifications, instructions and directions. Alternates to the specified Simpson connectors may be used, provided that the alternate connectors meet or exceed the specifications of the connector(s) specified and have appropriate product approval and installation instructions and directions. FOUNDATIONS, CONCRETE & MASONRY 1. The foundation design(s) depicted within these engineering documents has been completed in accordance with recognized standards, recommended soil design parameters and accepted engineering design procedures and is based upon the best information available at the time of their preparation. The design(s) depicted herein is/are intended to minimize differential movement resulting from the heaving of expansive soils and/or settling of subsurface soils. It must be recognized that the foundation components will experience movement throughout th useable life of the structure. Subsequent owners and/or occupants of the structure shall be apprised of the soil conditions present and be advised to maintain good practice in the future with respect to surface and subsurface drainage, maintenance, the construction of partitions above floor slabs, finish work on or above the floor slab and the locating or constructing of secondary elements near the structure that could affect future performance. 2. The foundation design(s) depicted within these engineering documents has/have been prepared based on a relatively flat, well drained building site featuring exclusively non -expansive soil with an allowable soil bearing ca :)acity of not less than 2,000#/sf and a design lateral load (at -rest pressure) of 60#/sf per foot of depth with a level back slope. Should site conditions be adverse to- or otherwise inconsistent with the aforementioned parameters, construction shall cease immediately and the engineer shall be promptly notified of the conditions and no lurther construction shall occur until the engineer has provided additional direction. 3. Backfill should not be placed adjacent to the foundation walls until the walls have cured adequately to provide sufficient strength and have been anchored to the floor system above or otherwise properly braced or shored to prevent damage to the wall. 4. Refer to the Geotechnical Engineer's report for all soil and/or site preparation requirements necessary to achieve the required minimum 2,000#/sf soil bearing capacity. In the absence of a geotechnical engineer's report, the site and soil shall be prepared to the satisfaction of the Building Official- s. All foundation pads depicted within these engineering docum its shall be formed to the dimensions as indicated and substantially centered beneath the associated column or wall, unless indicated otherwise. 6. The location of steps, jogs and top -of -wall and/or top -of -slab elevations are critical to foundation performance. While the location of those steps, jogs and elevation changes indicated or otherwise known to the engineer have been depicted within these engineering documents, it is understood that some of these items may change during actual constriction- The design(s) depicted herein can only address the proper foundation configuration as specifically depicted herein and could require additional analysis and effort should field revisions merit. 7. Extreme care should be used throughout the construction process to prevent the movement of retaining and/or foundation walls until the completion of the structural system. It is the sole responsibility of the contractor(s) and labor contributors executing the design(s) depicted within these engineering documents to adequately shore the walls throughout the construction process to maintain the integrity of the design(s). All concrete slabs on grade shall be no less than the thickness indicated on the drawings (no less than 4" nominal thickness in any instance) and be placed atop (minimum) 10mi1 polyethylene (visqueen) barrier installed in accordance with applicable codes and standards. Slabs shall be reinforced with either 6x6 WlAxIA W WM, lapped not less than 8" at edges/ends, in conformance with ASTM A-185, or Fiber -Mesh reinforcement shall be used with minimum 2" fiber length at a rate of I lb. per cubic yard of concrete, complying with ASTM C-1116. 10. Minimum compressive strength of all concrete used for foundations, slabs, etc. shall be 2,500psi at 28 days. 11. Where indicated, cores or cells of block masonry (CMU) shall be filled with coarse grout or pea gravel concrete with a minimum compressive strength of not less than 3,000psi at 28 days. 12. Reinforcement shall be detailed in accordance with ACI 31 1, Detailing Manual. Minimum concrete cover for all reinforcing shall be as follows: a) Concrete cast against earth: 3" b) Formed concrete exposed to earth or weather: 1 %2" c) Interior slabs, walls, etc.: 3/4" 13. All reinforcement shall be conform to ASTM A-615 and be grade 40 (G40) unless indicated on the plans and/or details as grade 60 (G60). All longitudinal (horizontal) reinforcing in walls and footings shall be continuous at/around comers and intersections, and/or matching comer bars shall be used. All longitudinal (horizontal) reinforcing shall be lapped at splices a minimum of 40 bar diameters (20" minimum lap for #4 and smaller reinforcing) and all vertical reinforcing shall be lapped at splices a minimum of 25". 14. ALL concrete operations - including but not limited to mix design, mixing, transporting, reinforcing detailing and placing, placing, curing and testing - shall be done in accordance with the requirements and application of ACI 30 "Specifications for Structural Concrete. 15. All masonry work shall be in accordance with ACI 530/AS CE 5/TMS 402 Masonry Building Code. 16. Concrete masonry units shall be ASTM C90-75, Hollow Load -Bearing Concrete Masonry Units, Type I, Grade N-1, normal weight, with a minimum compressive strength of 2,000psi (fin = 1,500psi). 17. Mortar shall conform to ASTM C270 and be Type S. 18. Grout, when specified, shall conform to ASTM C-476, with a minimum compressive strength of 3,000psi at 28 days and mixed to provide a slump of between 8" and I V. 19. Pre -cast and/or pre -stressed lintels, manufactured by CastCrpte, shall be provided over all openings in CMU walls, unless specified differently on the drawings.
