Water Based Fire Protection Systems include, but are not limited to, automatic sprinkler systems of wet, dry, fine water spray (mist), manual, and deluge valve controlled types, pumping systems, standpipes, fire water mains and dedicated fire protection water sources. Sprinkler system is wet pipe, NFPA 13, Ordinary Hazard Group 2. This is indicated in Notes 3 & 9 on Drawing FP-1.1 2. To ensure minimum design quality in Fire Protection System Engineering Documents, said documents shall include as a minimum the following information when applicable: a. The Point of Service for the fire protection water supply as defined by Section 633.021(18), F.S. Per City of Atlantic Beach the Point of Service is at the easement line since the existing 8" PVC is on our property. The Point of Service has been labeled on the revised sheet C-9.0 b. Applicable NFPA standard to be applied, or in the case where no such standard exists, the engineering study,judgments, and/or performance based analysis and conclusions. The required standard is NFPA 13, Ordinary Hazard, Group 2. This is reflected in Note 9 on drawing FP-1.1. c. Classification of hazard occupancy for each room or area. The space is mercantile occupancy. Both the sales are and the stock area are Ordinary Hazard, Group 2 per NFPA 13 requirements. Design approach, which includes system type, densities, device temperature rating, and spacing for each separate hazard occupancy. The Density requirements are indicated on drawing FP-1.1, note 9 for maximum 130 sq. ft. head coverage. Sprinkler performance information is also included accordingly. e. Characteristics of water supply to be used, such as main size and location, whether it is dead-end or circulating; and if dead-end, the distance to the nearest circulating main, as well as its minimum duration and reliability for the most hydraulically demanding design area. The existing water main is 8" PVC circulating, approximately 36.5' east of the existing concrete sidewalk as shown on the plans. Water service is provided by the existing 8 inch Utility main along the street. The site is not a dead end, see drawing C-9.0. The municipal water supply maintains capacity to address the 90 minute duration noted on drawing FP-1.1, Note 9. With the Ordinary 2 hazard, preliminary hydraulic calculations would require 39 PSI at 300 GPM to serve the sprinkler system. The preliminary calculations have been added to drawing FP-1.1. f. When private or public water supplies are used, the flow test data, including date and time of test, who conducted test or supplied information, test elevation, static gauge pressure at no flow, flow rate with residual gauge pressure, hydrant butt coefficient, and location of test in relation to the hydraulic point of service. Water flow and pressure information is included on drawing C-9.0. g. Valving and alarm requirements to minimize potential for impairments and unrecognized flow of water. Alarm valve requirements have been added to drawing FP-1.1. h. Microbial Induced Corrosion (MIC). The Engineer of Record shall make reasonable efforts to identify water supplies that could lead to Microbial Induced Corrosion (MIC). Such efforts may consist of discussions with the local water purveyor and/or fire official, familiarity with conditions in the local area, or laboratory testing of water supplies. When conditions are found that may result in MIC contamination of the fire protection piping, the engineer shall design corrective measures. Water supply for the sprinkler system is provided from the Floridan Aquifer. Currently there are no known concerns from the utility for Microbial Induced Corrosion (MIC). i. Backflow prevention and metering specifications and details to meet local water purveyor requirements including maximum allowable pressure drop. Parking: Your current site plan shows that you are over parked by a significant amount. Section 24- 161(h)(3) requires 1 space per 400 square feet of gross floor area. Your plans show a building with 9,973 square feet. That would result in 25 parking spaces. Section 24-161(a) allows you to exceed parking requirements by 10 parking spaces.Your total allowed parking spaces is 35. 2. Commercial Corridor Standards: Your property is within 100 feet of Mayport Road and therefore must meet the Commercial Corridor Standards found in Section 24-171. Included in this section are additional requirements for building design and finish,fences and landscaping. 3. Landscape Plan: The landscape requirements of the Commercial Corridor Section are in addition to those found in Section 24-177. A landscape plan must be submitted showing all applicable buffers and all vegetation to be planted. 4. Tree Removal Permit: If any trees are going to be removed from the site then a Tree Removal Permit is required. 5. Signage: All signage is regulated by Chapter 17. 1 will note that free standing signs must be monument signs no-�nore than 8 feet tall. 6. Dumpster Screening: Section 24-160 requires that dumpsters be screened from view. I see a note indicating that they will be but we will need specifics as to how. If you plan to use a fence or wall,the maximum height is 6 feet. Optional Adjustments With the reduction in parking necessary and the amount of landscaping required in the front of the property, it may be beneficial for you to take advantage of the allowable 10 foot front setback.Within the Commercial General zoning district, a 10 foot front yard setback is allowable if parking is located in the side or rear yard and the building entrance faces the street. On horizontal pipe they shall be installed on the top side of the pipe where they will be accessible. The device should not be installed within 6"(15 cm)of a fitting which changes the direction of the waterflow or within 24" (60 em)of a valve or drain. NOTE:Do not leave cover off for an extended period of time. Drain the system and drill a hole in the pipe using a hole saw in a slow speed drill(see Fig. 1).Clean the inside pipe of all growth or other material for a distance equal to the pipe diameter on either side of the hole.Roll the vane so that it may be inserted into the hole;do not bend or crease it.Insert the vane so that the arrow on the saddle points in the direction of the waterflow.Take care not to damage the non-corrosive bushing in the saddle.The bushing should fit inside the hole in the pipe. Install the saddle strap and tighten nuts alternately to required torque (see the chart in Fig. 1).The vane must not rub the inside of the pipe or bind in any way. A CAUTION Do not trim the paddle.Failure to follow these instructions may prevent the device from operating and will void the warranty. If leaks are found,replace the detector. The VSR waterflow switch should provide years of trouble-free service. The retard and switch assembly are easily field replaceable.In the unlikely event that either component does not perform properly,please order replacement retard switch assembly stock#1029030(see Fig.6).There is no maintenance required,only periodic testing and inspection. Retard/Switch Assembly Replacement(See Fig.6) The Retard/Switch Assembly is field-replaceable without draining the system or removing the waterflow switch from the pipe 1. Make sure the fire alarm zone or circuit connected to the waterflow switch is bypassed or otherwise taken out of service. 2. Disconnect the power source for local bell(if applicable). 3. Identify and remove all wires from the waterflow switch. 4. Remove the(2)mounting screws holding retard/switch assembly to the base.Do not remove the(2)retard housing screws. 5. Remove the retard assembly by lifting it straight up over the tripstem. 6. Install the new retard assembly.Make sure the locating pins on the retard/switch assembly fit into the locating pin bosses on the base. 7. Re-install the(2)original mounting screws. 8. Reconnect all wires.Perform a flow test and place the system back in service.
