General Notes:
1. This proposed project is a dock with roof in a designated wetland and Flood Zone AE-5.
2. DEP approval is attached to application.
3. The FBC and COAB, LDC, Section 6-25 apply.
4. Property was purchased after January 1, 2004. [Section 6-25 (c)(8) and (f)(2)]
This application is denied for the following:
1. A number of Zoning issues must be addressed before spending money and effort on construction issues.
Zoning issues include:
a) An accessory structure on a property with no primary structure, per LDC 24-151.
b) Impairment of views and/or appearances from the water or adjoining lots, per LDC 6-25.
c) Adverse impediment of navigation, per DEP provisions.

2. Design and construction issues to address after Zoning Issues are resolved.
a) Please submit signed/sealed/dated engineering for structure to resist all gravity, wind, uplift, and
hydrodynamic loads.
b) LDC, Sec. 6-25(c)(5) limits the height of boathouses/gazebos to 9-feet above surface of dock. A
sloped roof is required.
