Parking: Please provide a table showing parking requirement calculations. 2. Trash Screening: All trash receptacles must be screened from view. Please show screening in plans. 3. Door Sizes: Specified roll up door sizes are not consistent from site plan to floor plans. Please clarify and provide revised plans. 4. Tree Removal: Please submit a Tree Removal Permit Application if any trees are to be removed. If no trees are to be removed, then please fill out an Affidavit of No Tree Removal. Both forms are available on the city website under "Planning and Zoning" and at City Hall. Also please be aware that codes have recently changed. If you are unsure about how the new codes effect your project, please submit a Tree Removal Permit and staff can then determine if it is necessary. 5. Landscape Buffer: Section 24-177(d)(1)(a) requires a landscape buffer area of 10 square feet per linear foot vehicle use area. Staff calculations do not match plans. Please show the area included in calculations. 6. Landscape Buffer Screen: Section 24-171(g)(1) requires a durable opaque landscape screen along Mayport Road made up of shrubs 2 to 4 feet tall. Please revise plans to show screening along the entire length of Mayport Road. 7. Landscape Islands: Section 24-177(c)(4) requires landscape islands at the ends of rows of parking. The western end of the parking does not have a landscape island. Please revise plans. 8. Vehicle Use Area Landscaping: Section 24-177(c)(1) requires 10 percent of vehicle use areas to be landscaped exclusive of required perimeter landscape requirements. Current calculations are short of the required but when number 8 from above is met, the requirement should be met. Derek W. Reeves Zoning Technician
