Differential settlement of the single-story residence is evident at multiple locations about the perimeter and interior of the home.From recent photos taken by you,the exterior of the foundation is cracked and separated horizontally and the interior drywall is cracked above a window in the southwest corner of the home. Also, we understand that a relative floor elevation survey conducted by you found up to 1.7" differential settlement toward the southwest corner. Examination of the U S Department of Agriculture's Soil Survey in the site area shows the building footprint within the Urban land- Leon-Boulogne complex map unit consisting primarily of fine sand from 0"to 80"or more. However, we are aware that some deeper peat layers are intermittently present in some portions of the area near this site and may actually be present at this location,though not evident at the surface. Peat soils can experience long term consolidation as water is squeezed out due to added loads, such as from a building and any fill soils, or by increasing"effective" stresses in the soil as water tables lower. Compression settlement of possible manmade fill can also lead to some settlement. Flooding and impact/intrusion from rainwater may also exacerbate conditions. Regardless of the main cause of settlement and given the age of the structure (reportedly constructed in 1976), we anticipate that additional settlement of the residence will continue and this will certainly have an adverse impact on the structural integrity of the building if not remedied. We recommend installation of underpinning elements to stabilize and partially lift the existing footings in the areas of most significant distress. Underpinning should be accomplished by placement of micro-piles spaced as generally shown on the attached Figure 1. Underpinning must be performed with helical pipe piles extending into "competent" load bearing soils. We recommend that a minimum 10"-12" dual helical disc pile with a minimum lower depth of the pile tip at 14' deep must be used. However, if sufficient torque resistance is not met,then the piles must extend deeper.Underpinning piles should consist of Foundation Support Works Piering System HP287(or equivalent)2.875"outside diameter(0.203"wall thickness,minimum)steel pipe piles with a minimum 10"-12"dual helical disc arrangement welded near the bottom of the pile, hydraulically twisted into the earth and advanced to a target depth of 14' (minimum embedment). However,the first pile must be installed to a minimum 21' and the applied torque recorded to confirm that torque does not diminish from the recommended minimum value below the anticipated termination depth of the rest of the production piles. This confirmation pile must be installed near the southwest corner of the building(pile#4 as shown on Figure 1). If the torque does diminish below the minimum required torque in a confirmation pile,then it must extend at additional 7' intervals until torque is either consistent or increasing with depth. Also, the remaining production piles would need to extend to a depth terminating no less than 7' above the deepest confirmation pile depth. All piles must achieve a minimum 2,500 foot-pounds torque resistance. After underpinning piles are installed,Foundation Support Works(or equivalent)retrofit support brackets should be positioned beneath the existing footing and "jacked" upward to stabilize the foundations and perform limited lifting of the footing and ultimately the adjacent floor of the building nearby the piles. In areas where a void greater than 1"exists beneath the bottom of slab or footing and top of sub-grade soil(either before underpinning or after underpinning and subsequent lifting),the void space must be filled with injected polymer(PolyLevel,or equivalent). The infill material should be injected through ports on approximate 3' to 4'centers.Cosmetic repairs should wait a minimum thirty days to allow some small re-shifting of the building to occur. It should be understood that these repairs address only the stability of the perimeter of the structure at the areas of most significant distress and where loads from walls and the roof are greatest.Other areas of the home have the potential to settle but the scope of these recommended repairs is considered adequate for the immediate concerns. Nonetheless, we recommend monitoring the structure in case peat soils do exist that could later cause settlements elsewhere in the home footprint.
