Bedrock, Owner Dear Mr. Ford: Per our conversation of December 22, 1998, and my letter of January 13, 1999, please consider this letter as a request for modification and re-issuance of the Remodeling Permit Application for the above property, in accordance with the attached materials: 1. As we discussed, in December, the concrete block structure, originally a 37.5' X 24' concrete block residence and 20' X 25' concrete garage or storage building, was apparently constructed in the mid-1960's, prior to the adoption by Atlantic Beach of the 1970 Zoning Code. The city has no file on the original construction, but the earliest evidence in the file (the October 5, 1976 Survey) indicates that the building had then exceed the side and rear setbacks. The copy of that Survey, which was apparently filed with the November, 1976 applications for alterations and plumbing, shows the 10' X 15' breezeway, or "storage area", already connecting the two buildings, including the additional bath and utility facilities within that breezeway (storage room, Don C. Ford May 27, 1999 Page 2 of 2 connection). That usage had continued for the 21-'/2 years prior to the June, 1998 application for remodeling. Further, as we discussed,the present plans (attached) call for continuation of the residence as a single-family residence, within the RS-1, limitations (subject to the nonconforming side and rear setbacks, as above), within the existing footprint of the structures on the lot. All work to be done (other than cosmetic painting, caulking, et sim), is to be done on the inside of the building. As we discussed,the owner, Roy G. Bedrock, only purchased this property in May of 1998, and was unaware of any problems with preexisting usage (including any usage by the prior owner, Frances Brittingham, as a partial rental unit or as a multi-family rental).
