The existing house on the property that is to be preserved was constructed prior to current regulations and that it is those regulations that have onerously reduced the development possibilities of those held at the time of original construction. The lesser variance increased the front yard setback from the property line along the Ocean Boulevard from the requested 10 feet to 15 as agreed upon by the applicant.The conditions are as follows: 1.
