RE: Beaches Habitat
Triplex- and Quadplex Construction
Atlantic Beach, FL
Alternate Hardware Application at Windows
To Whom It May Concern:
The builder for the above - referenced project requested that a representative from this office offer an
opinion as to the suitability of the use of a CS16 coil strap to connect second floor framing to first floor
framing at each side of window openings on the front of a triplex building facing Mayport Road (also
applicable to quads- and other tri's not facing the highway). The approved plans provided for a full- height
3/8" threaded rod assembly, however, the upper windows being offset 4" from the lower precluded the rod
being place continuously. The rod was, instead, placed through the first -floor double top plate, and a CS16
was added to the adjacent stud assembly, continued through the floor, and attached to the stud assembly
above. As calculated, the design tension load from the second floor does not exceed 1,248# at/through the
strap, which is rated by its manufacturer (Simpson) at 1,550# allowable. The configuration, as installed,
will transfer that force to the installed threaded rod assembly adequately. For the application, the installed
hardware is suitable and adequate.
