Side Wall Length: The maximum length of 2"d floor side walls is 35 feet without an offset to break up the exterior wall. The addition on the 2nd floor extends the length of the existing nonconforming exterior side walls and requires that offsets be provided. Please revise plans to provide offsets that break up the 2nd floor exterior side walls on the east and west sides. 2. Balcony Setback: The balcony and associated roof overhang on the south side of the building can be no closer than 16 feet to the southern property line. The current balcony is at 16 feet and the roof overhang extends even further. Please revise plans so that no portion of the balcony extends beyond 16 feet from the southern property line. 3. Garage Overhangs: Please show a measurement of the overhangs on the garage. 4. Garage Height: Please show the overall height of the garage as measured from grade to peak. 5. Tree Removal: Please submit a Tree Removal Permit Application if any trees are to be removed. If no trees are to be removed,then please fill out an Affidavit of No Tree Removal. Both forms are available on the city website under "Planning and Zoning" and at City Hall. Also please be aware that codes have recently changed.
