Dear Mr. Jones,
I am pleased to submit this Structures Inspection Report for the single family residence located at 1545
Francis Avenue, Atlantic Beach, FL 32233. This report documents the findings and professional
engineering opinion based on the on-site reconnaissance findings conducted on February 14, 2016 upon
the request of the property owner Ms. Mary Jane Roys. The Location Map and front elevation of the
aforementioned property is shown in Figure 1 of Appendix A.
The scope of services is to visually inspect two partition walls to determine if they are of the load-bearing
type or of the non-load-bearing type. This request was made by the owner of the property, Ms. Mary Jane
Roys, who intends on removing two partition walls in an effort to remodel the interior of the house.
The inspected house is a single story with a floor area of approximately 765 ft2. The exterior bearing walls
are constructed from 6 x 8 x16 standard concrete Masonry Units (CMUs) providing the structural strength
to resist roof loads as well as lateral wind loads. The Interior partition walls mainly constructed from 4"
partition cement masonry 4 x 8 x 16 partition blocks in a running bond pattern with %" mortar joints. Figure
2 in Appendix A shows the floor plan of the property located at 1545 Francis Avenue. It also shows the
location of the subject partition walls. The following is a brief summary of the inspection findings:
1. Partition Wall 1:
Partition Wall 1 (PW1)was removed prior to field inspection on 2/14/16 and without consultation or consent
by the Author of this Report. Therefore hands-on inspection was not performed and only visually examined
the photographic records provided by the owner depicting PW1 prior to its removal. Exhibit I shows the
north elevation of PW1 after the removal of the 1/4" sheetrock fascia exposing the 1%"x 1/4"wooden support
strips. In addition, it shows the original finished top section of wall. Exhibit 2 shows timber framing on top
of PW1 after the removal of the %"plywood cover boards.
Visual inspection of photographic record indicates that the top section of the wall is not constructed as a
structural load bearing wall and it does not support the roof beams (PW1 runs in between and parallel to
roof beams). Exhibit 3 shows the comer connection to bearing wall and Exhibit 4 shows the kitchen floor
after PW1 was removed. For Exhibits 1 thru 4, See Appendix B. For approximate location of PW1 before
it was removed and photo view depicted by each exhibit, see Figure 2.

2. Partition Wall 2:
Visual inspection of Partition Wall 2 (PW2) revealed it was of similar construction to that of PWI. Exhibits
5 shows the north elevation of PW2 prior to the removal of the sheetrock fascia board. Exhibit 6 shows
the 7'-6"± section of PW2 after removal of the sheetrock fascia. Hands-on inspection showed that PW2 of
similar construction to that of PWI. The sheetrock fascia was completely removed off the PW2 section
above the closet door as shown in Exhibit 7. Wall framing consisted of 2x4 stud sect,ions @ 16"spacing
resting on top of 2x4 cover plates. A stud finder was used to confirm the 16" spacing of the studs
concealed by the sheet rock shown in Exhibit 6. Upon visual examination of a typical stud framing
member connection to the roof beam as shown in Exhibit 8, it indicates that the timber studs were nailed
to the side of the 3x6 roof beam to provide support for the sheetrock fascia and not to structurally support
the roof beam. Similar to PW1, the roof beams span parallel to PW2.
Therefore and based on the above, it is my Professional engineering opinion that PWI and PW2 are of the
non-load bearing type and do not provide structural support to the roof beams.
2.Window in East Wall of Room 1:
The window along the east wall of Room 1 was removed prior to site inspection on 2.14.16 and without
consultation or consent by the Author of this Report. Visual inspection of performed work showed that the
window frame was removed and opening was filled in with standard concrete masonry blocks of similar
size and running bond pattern to that of existing blocks. Visual inspection of the work indicates that was of
good quality and does not seem to compromise the structural integrity of this load bearing wall.
