Site Plan: Please provide a site plan that shows the distance between the new deck and stairs to all p p property lines. 2. Rear Setback: This property is a corner lot and by code, the narrowest side facing a street is the front yard. In this case the front yard is along Ocean Boulevard and resulting rear yard is along the eastern property line. (96.65' along Ocean, 96.3'+3.73' along Club) The rear yard setback for this property is 20 feet. Code does allow a 4 encroachment into the rear yard setback for decks and balconies. The proposed work appears to be within this area. The revised Site Plan will clarify. Note that plans may have to be revised to meet these requirements. Also note that the existing structure (home and deck) are nonconforming due to their violation of the rear yard setback. 3. Tree Removal: Please submit a Tree Removal Permit Application if any trees are to be removed. If no trees are to be removed,then please fill out an Affidavit of No Tree Removal.
