This report documents professional engineering opinion and design based on the on-site reconnaissance findings conducted on March 13, 2016 upon the request of the property owner Ms. Mary Jane Roys. The Location Map and front elevation of the aforementioned property is shown in Figure 1 of Appendix A. The scope of services is to visually inspect a 4x8x16 concrete masonry unit load bearing wall supporting the house roof and determine an alternative load bearing system to support the roof after removing the wall. The property owner Ms. Mary Jane Roys would like to remove this load bearing partition wall in an effort to remodel the interior of the her house. The house is a single story residence with a floor area of approximately 765 ft2. The exterior bearing walls are constructed from 6 x 8 x16 standard concrete Masonry Units (CMUs) providing the structural strength to resist roof loads as well as lateral wind loads. The Interior load bearing partition wall is constructed from 4 x 8 x 16 partition blocks in a running bond pattern with %" mortar joints. Figure 2 in Appendix B shows the floor plan of the property located at 1545 Francis Avenue. It also shows the location of the subject load bearing partition wall to be removed. The following is a summary of the inspection findings and a brief documentation of construction methods and design details for the proposed new roof support system: 1. Existing Roof: The existing roof consists of 1x6 pine planks and asphalt shingles supported by 3x6 timber beams @ 3'-0" spacing and span approximately 12'-0". Figure 2 illustrates the roof framing plan with approximate member sizes and locations of roof supporting elements. The 3x6 roof beams frame into a 3x8 header stringer situated on top of the 4"CMU load bearing partition wall. Limited visual inspection seem to indicate that the 5'-6" clear opening between the living room and kitchen may be supported by a 3x8 header as well with one end supported on the 4" CMU wall and the other supported on the exterior 6x8x16 CMU wall. Final roofing member size determination will performed after removing the ceiling sheet rock finish. Any discrepancies between what is shown in this Report and As-Built will be immediately incorporated into the design and update of proposed roof support design. OFFICE COPY Fares E. Section A-A shown in Figure 3 of Appendix A illustrates the proposed location of the roof shoring. Furthermore, roof shoring shall be positively connected to the roof beams and shall be capable of safely supporting a minimum 300 lb. per linear foot of service loads. The Contractor shall be responsible for furnishing and installing the temporary roof shoring system. Section B-B(1) in Figure 3 illustrates the As-Built 4" CMU load bearing wall prior to removal. After adequately constructing the temporary shoring system and after the Engineer's inspection and approval, the removal of the 4"CMU load bearing wall may commence to limits as shown. Section B-B(2) in Figure 3 illustrates the proposed new roof headers and header supports. Wind uplift forces are resisted by provided Simpson Hold-downs at header bearings and foundation in order to provide the ability to safely transfer any roof uplift forces to the foundation. Detail 1 and Section C-C shown in Figure 3 illustrate the proposed Headers 1 and 2 typical sections and nailing details. A buildup section approach facilitate the construction the new headers in place without the need to remove the existing header. Prior to constructing the new headers, the roof sheet roach finish will be removed to fully expose the connection between the existing 3x8 header and 3x6 beams. All existing members will be inspected for deficiencies and repaired as needed prior constructing the headers. Preliminary design computations of the proposed built-up header beam are provided in Appendix B. This Report is submitted for your review and approval in partial fulfillment of the City's requirement to obtain a permit to safely remove the subject load bearing 4"CMU wall.
