A u sc by-exception is required by Section 24-1 11 (c) (3) for onsite con s umption of alcohol a nd by 24-1.11 (c) (5) for limite d whol esale o perations. The app li can ts inte nd to u se two separate, but a d jacent units for their bus iness. The r ear u nit will b e u sed for brewing a nd di s tributin g beer, whi le th e front unit w ill b e a "tap room" that serves beer brewed on si t e. The appl icants are p la nning t o h ave 84 scats in t h e "tap room". The applicants may a l so occas ion a lly use the "brew room " for special e ven ts. T h e r ear unit is 5 ,148 square fee t a nd th e fro nt unit i s 1,650 square feet. The a ppli cants h ave s ta ted that t h e bu s iness w ill close a t 11 prn Monday-T hurs d ay and midnight foriday and Satu rd ay nights. Thi s makes the s ite o n e o f the most ap pro pri ate places for a mic robre w ery in Atl a ntic Beach. Microbreweries e lsewhere are occasionally used fo r special eve n ts, functraisers, and p arties. St aff recommends that the City con sid e r puttin g conditio n s on th e proposed use (if a ppro ved), that w ould limit the a m o unt of people that ca n att e nd e v e nts , and prohibits functions from taking place in ei ther th e fron t or r ear pa rki ng lots. SUGGESTED ACTION TO RECOMMEND APPROVAL AGENDA ITEM SA JULY 11, 2016 The Community Development Board may consider a motion to recommend approval to the City Commission of a requested Use-by-Exception (File No.16-UBEX-101) to allow on-premises consumption of alcoholic beverages in accordance with Chapter 3 of the code and limited wholesale operations within the Commercial General (CG) Zoning District and located at 725 Atlantic Boulevard, Units 3 and 15 provided: 1. Approval of this Use-by-Exception is consistent with the intent of the Comprehensive Plan. 2. Approval of this Use-by-Exception is in compliance with the requirements of Section 24-63, Zoning, Subdivision and Land Development Regulations. 3. The requested use is consistent with Section 24-111 (c) in that the proposed use is found to be consistent with the uses permitted in the CG zoning district with respect to intensity of use, traffic impacts and compatibility with existing industrial uses, commercial uses and any nearby residential uses.
