This address change is the result of the conditional approval of the division of property at 1710
Beach Ave. The approval is conditional upon the demolition or alteration of the current structure
on 1710 Beach Ave. The owner has applied for a demolition permit at 1710 Beach Ave.
It is the property owner's responsibility to paint the correct address on their meter can in black
enamel and install numbers on the front of their house in a contrasting color that are a minimum
of 4 inches (102 mm) high with a minimum stroke width of 1/2 inch (12.7 mm). Please be aware
that addressing does not determine required zoning setbacks related to front, side or rear yards.

Lot Division at 1710 Beach Avenue
Mrs. Waugh,
In response to your to your request that the City approve the division of the property at 1710
Beach, the City has determined that the division is possible, but cannot be formally approved
today under the current circumstances.
There is one issue preventing the approval of the division of land and that is the existing
structure that spans the proposed dividing line. This would make the existing structure
nonconforming as it would violate the setbacks of the resulting lots. In order for the City to
approve the proposed division of land, the existing structure would have to be demolished or
altered in a way that it would meet the setbacks of the resulting lots.
Once the above mentioned issue is resolved, the City can approve the division of the property as
proposed where the resulting properties would have the following legal descriptions:
Property A: Lot 12, Block 8, Ocean Grove, Unit No. I
Property B: Lot I I and the South 10 feet of Lot 10, Block 8, Ocean Grove, Unit No. I
Addressing can also be assigned when the above mentioned issue is resolved.
