Correction Comments
1. Setbacks: Section 24-67(c) requires a site plan showing setbacks. The page A4 and page A5 show different
representations of the 20 foot setback from the western property line. Please clarify the difference and revise
accordingly to insure that the 20 foot setback is met.
2. Side Yard Projections: Section 24-83(b) limits side yard projections into side yard setbacks, including roof
overhangs,to 24". Please show that this requirement is being met or revise plans accordingly.A roof projection
on the south side of the house exceeds this requirement.
3. Height: Section 24-17 requires height to be measured from grade to the highest point of a building's roof
structure or parapet and any attachments thereto, exclusive of chimneys. Please provide documentation
establishing the average calculated grade.
4. Fence Height: Maximum fence height is 6 feet. The site plan calls for 6 foot 8 inch columns. Please reduce the
height of the fence accordingly.
Informational Comments
5. Guest Suite: Please be aware that the guest suite as designed is not a separate dwelling unit from the main
living space and is not rentable space.
