Locks at all entrances to dwelling units and sleeping units shall tightly secure the door.Locks on means of egress doors shall be in accordance with Section 702.3.(front door shows signs of rot and jamb is broken allowing water intrusion into dwelling) IPMC Sec. 607 Duct Systems 607.1 General.Duct systems shall be maintained free of obstructions and shall be capable of performing the required function. (duct system replaced in 20d floor ceiling without the required permits) IPMC Sec. 604.1 Facilities required. Every occupied building shall be provided with an electrical system in compliance with the requirements of this section and Section 605. 604.2 Service. The size and usage of appliances and equipment shall serve as a basis for determining the need for additional facilities m accordance with NEPA 70. Dwelling units shall be served by a three-wire, 120/240 volt,single-phase electrical service having a minimum rating of 60 amperes.(exposed electrical wiring in kitchen ceiling area) Sec. 24-157. Fences, Walls and Similar Structures(c)Maintenance of fences. Fences that have been allowed to deteriorate to an excessive degree have a negative impact on property values and the quality of neighborhoods. Fences that are in a state of neglect,damage or disrepair,shall be repaired,replaced or removed. (dilapidated wood fencing must be repaired or removed) IPMC Sec. 602 Heating facilities Sec.602.1 Facilities required. Heating facilities shall be provided in structures as required by this section. 602.2 Residential occupancies. Dwellings shall be provided with heating facilities capable of maintaining a room temperature of 68 F(20 M X11 C)in all habitable rooms,bathrooms and toilet rooms based on the winter outdoor design temperature for the locality indicated in Appendix D of the International Plumbing Code. Cooking appliances shall not be used,nor shall portable unvented fuel burning space heaters be used,as a means to provide required heating.(HVAC air handler is not installed,unit is on site but not installed as required,tenants have no heat or air conditioning) 305.3 Interior surfaces. All interior surfaces,including windows and doors,shall be maintained in good,clean and sanitary condition.Peeling,chipping,flaking or abraded paint shall be repaired,removed or covered. Cracked or loose plaster,decayed wood and other defective surface conditions shall be conected.(sheet rock missing on kitchen ceiling,bedroom in rear ceilings and walls 22d floor and holes and missing drywall in first floor bathroom,hole in walls in closet where hvac unit should be installed) IPMC Sec. 304.6 Exterior walls. All exterior walls shall be free from holes,breaks, and loose or rotting materials;and maintained weatherproof and properly surface coated where required to prevent deterioration. (loose siding on northside of building V floor) This letter requests that the noted violations be corrected by obtaining the services of State of Florida licensed contractor to obtain permit and complete all the noted repairs within twenty(20)days of the receipt of this notice. To avoid having this case be referred to the Code Enforcement Board, all listed violations on this notice must be in compliance on or before the date established by Atlantic Beach Code Enforcement. The Board may impose fines up to two hundred fifty($250.00)per day for continuing violations.Upon completing the corrective action required,it is your responsibility to contact Atlantic Beach Code Enforcement and arrange for an inspection to verify compliance.
