Discrepancies: The site plan and survey differ significantly in relation to the size of the fieezer. Please confirm the actual size and location of the freezer as shown on a certified survey with ties and make consistent across all plans. 2. Adjacent Properties: Plans call for parking to cross property lines. Please show how the proposed plan will impact and fit within the existing development of the property to the cast. Also be aware that the proposed plan will link the two properties together as a single development parcel as long as the proposed condition is maintained. 3. Easements: Please provide the easement documents allowing the parking on the property to the cast including who has the right to it. Additionally, please provide the casement documents defining access rights to the property to the north. 4. Alley Signage: Please show the location and type of signage proposed for the one-way alley to the north. 5. Bicycle Parking: Section 24-161(k) requires that anytime parking is reconfigured or redeveloped on a site that bicycle parking be provided as close to the building as possible. Please revise the plans accordingly. 6. Plans: Please provide full size plans at scale with signature and raise seals. 7. Parking Dimensions: The parking space in the southwest corner appears to be nonconforming due to width. Please specify the width. 8. Survey: Please provide a legal survey at scale with signature and raised seal. 9. Frontage Landscaping: There is existing landscape area around the base of the existing sign that is proposed to be filled in with pavers. The existing landscaping is nonconforming and the removal of this landscaping makes the property more nonconforming. Similarly, aerial photographs show an existing landscape area at the southwest comer of the property that is proposed to be filled in with pavers. Please revise the plans to preserve this existing landscaping. 10. Interior Landscaping: Section 24-177(c) requires landscaping inside the vehicle use area. The existing property is nonconforming, but the plans call for the existing interior landscaping next to the building to be filled in with pavers. Please revise plans so that the landscape area is preserved. 11. Perimeter Landscaping: Section 24-177(d)(2) requires a 5 foot landscape area between property lines and vehicle use areas. A portion of this is existing along the western property line, but is proposed to be filled in with pavers. This area should be maintained and have the required landscaping added. Additionally, the proposed drive-aisle width far exceeds the minimum required and can be narrowed 5 feet to provide this required landscaping without creating a nonconforming drive-aisle. Informational Comments 12. Parking Location: Section 24-161 requires that parking located near property lines have barriers that prevent encroachment on to adjacent properties. The bump stops shown in plans are required. 13. Signage: All signage must be permitted separately. Please note that the require setback firm property lines for freestanding signs in 5 feet.
