As we understand,the Building Official has requested a letter regarding the existing foundation
of the above property as it relates to the current renovation plans. According to the obtained
archived construction documents prepared by Fred L.Ahern (circa 1956), the original residential
structure was designed and constructed as a single-story building with a conventional wood-
framed roof, 8-inch concrete block (CMU) exterior walls, on cast-in-place 8-in x16-in concrete
footings w/(2)#5 continuous.
We have spot checked the existing footing conditions in a few locations and understand the
approximate footing dimensions are closer to 10-in x 24-in. Further, we have performed a load
analysis of the proposed structure on the existing foundation and determined the maximum
resultant bearing pressure is 1190 PSF, and the minimum allowable soil bearing pressure is
assumed to be 2000 PSF.Thus,the actual loads do no exceed the allowable limits.Therefore,we
believe the current concrete foundation is acceptable.
