Dear Ms. Brown,
I have been asked by Code Enforcement Officer Kathy Stiles to provide you with information regarding permitted
uses within the Commercial General (CG) zoning district of the City of Atlantic Beach, as applicable to your
business, Beaches Custom Auto Repair, located at 980 Mayport Road.
Per Section 24-111(b), within the CG district, automobile service stations with minor automotive repair and with
accessory car washes are fully permissible; however, heavy automotive repair is completely prohibited within the
CG district, per Ordinance No 90-06-197, adopted on December 11, 2006. Heavy automotive repair is generally
defined as...
...the replacement of any part or repair of any part that requires removal of the engine head or
pan, engine transmission or differential; body work,frame work and welding; major painting
service and vehicle steam cleaning.
Additionally, per Section 24-111(c)(10), the sale of new and used automobiles, motorcycles and boats, and
automotive leasing establishments are permitted upon approval of a use-by-exception by the City Commission. I
have attached a copy of the application, which is fairly straight-forward, as most questions on the second page
have been already addressed since this is a previously developed property. Applications for use-by-exception are
submitted to the Department of Community Development, forwarded to the Community Development Board for
consideration and recommendation to the City Commission, which takes final action on the application. The
process takes approximately six weeks to complete. Below are the upcoming deadlines and meeting dates for the
Community Development Board and City Commission, for which this application may be submitted.
