Dear Ms. Frohwein:
Please be advised, Atlantic Beach Code Enforcement has found the property referenced above to
be in violation of International Property Maintenance Code as adopted by the City of Atlantic
Beach,Code of Ordinances Section 6-16 to wit:
VIOLATIONS
Section 304.2 Protective treatment. All Exterior surfaces, including but not limited to, doors,
door and window frames, cornices,porches,trim, balconies,decks and fences shall be
maintained in good condition. Exterior wood surfaces,other than decay resistant woods, shall be
protected from the elements and decay by painting or other protective covering or treatment.
Peeling, flaking and chipped paint shall be eliminated and surfaces repainted. All siding and
masonry joints as well as those between the building envelope and the perimeter of windows,
doors, and skylights shall be maintained weather resistant and water tight. All metal surfaces
subject to rust and corrosion and all surfaces with rust or corrosion shall be stabilized and coated
to inhibit future rust and corrosion. Oxidation stains shall be removed from exterior surfaces.
Surfaces designed for stabilization by oxidation are exempt from this requirement. (Painted
fence and deck need to be scraped to remove peeling paint and painted)
Section 304.6 Exterior Walls. All exterior walls shall be free from holes, breaks, and loose or
rotting materials; and maintained weatherproof and properly surface coated where required to
prevent deterioration. (Rotted wood siding on rear of home needs to be replaced and
painted)

Section 302.4 Weeds. AllP remise and exterior property shall be maintained free from weeds or
plant growth in excess of twelve(12") inches in height. All noxious weeds shall be prohibited.
Weeds shall be defined as all grasses, annual plants and vegetation,other than trees or shrubs
provided, however,this term shall not include cultivated flowers and gardens. (Property
overgrown in rear)
This letter requests you comply by scraping all loose and peeling paint from painted fence
and wood deck, replace rotted siding in rear and apply protective treatment to newly
replaced siding and mow rear yard within thirty(30) days from receipt of this notice.
A re-inspection will be done on or after April 25,2011. If the violation is corrected and then
recurs or if the violation is not corrected by the time specified in this notice this case may be
presented to the Atlantic Beach Code Enforcement Board even if the violation has been corrected
prior to the board meeting. The Code Enforcement Board may impose fines up to two hundred
fifty($250.00)dollars per day for each day the violation is not corrected. Upon completing the
corrective action required, it is your responsibility to contact Atlantic Beach Code Enforcement
and arrange for an inspection to verify compliance.

health, safety and welfare of the City, and accordingly, your cooperation in this matter is greatly
