Correction Comments
1. Survey: Please provide a legal survey.
2. Setback Measurement: Setbacks are measured from the outside of a wall or post. Please revise
measurements accordingly.
3. Rear Setback: The required rear yard setback is 10 feet. The site plan shows the rear yard to be 10
feet from the center of the posts. Please revise accordingly.
4. Height: Please provide the overall height of the structure from grade to the highest point.
5. Roof Overhangs: Please clarify the distance that the roof will extend beyond the outside edge of the
support posts.
6. Tree Removal: Please submit a Tree Removal Permit Application if any trees are to be removed. If no
trees are to be removed,then please fill out an Affidavit of No Tree Removal. Both forms are available
on the city website under"Planning and Zoning"and at City Hall.
7. Landscape Plan: Section 24-177 requires a landscape plan for all nonresidential development. Please
provide a landscape plan as required. The following comments will address what is required within the
landscape plan. We can meet to discuss this.
8. Vehicle Use Areas: The area for vehicular use (driveways and parking) need to be defined on the
plan. Because this is just a place to park vehicles and customers do not visit the site, only 5 percent of
that area must be landscaped. So if you have 8,000 square feet of vehicle use area, you will need just
400 square feet of landscaped area. You are required 1 tree for every 4,000 square feet of vehicle use
area. Each row of parking (once defined) should end with a landscape island with at least 1 tree.
Existing landscaping can be used to meet this requirement.
9. Street Frontage: Along street frontage, there is a required 10 square feet of landscaping per linear
foot of vehicle use area. This area should be lined with shrubs and have at least 1 tree for every 50
linear feet. Existing landscaping can be used to meet this requirement.
10. Perimeter Landscaping: A buffer 5 feet wide should be provided between all vehicle use areas and
property lines. This area should have 1 tree per 50 linear feet. Existing landscaping can be used to
meet this requirement.
11. Plant Selection: Half of all required trees should be shade trees. Palms may be used as trees at defined
ratios. Shrubs should be 3 feet tall.
