Dear Spencer,
The following is in response to site visits and discussions between Jake Woods, you and I at the above referenced job site.
During construction,several modifications were required. Those items and their respective solutions are listed below.
1. At the second level shower in unit 312, the top plate was notched to allow for a plumbing line. To remedy, install a
double stud group under the truss adjacent to the plumbing line. Toe-nail each end with (3) 10d toe-nails.
2. Two studs in the shower are notched to allow for a plumbing line. On the inside face of these studs, install a 12" flat
strap with minimum (4) 10d nails on each side of notch.
3. The shear wall shown on the permit engineering at the stair well is not needed.
4. When the permit engineering was produced, the plan was to keep the exterior thermos-ply sheathing. Note F on the
plans indicates where interior sheathing was to be installed to create shear walls. However, during construction, the
thermo-ply was removed and 7/16" OSB installed in its place. Therefore, the interior plywood is no longer required,
except the 6'-0"shear wall noted on the firewall between the units.
5. At the sloped walls in both units (north and south faces), the permit engineering calls for 2x6 balloon framed studs.
The existing wall was a 2x4 wall with a top plate at 8'-0" and balloon framing above. During re-sheathing, the OSB
was attached to the existing studs prior to the 2x6 changeover. To remedy, cut 3.5" from the bottom of the balloon
framed studs above. Install a 4x4 2.0E LVL beam snuggly between the existing top plate and cut studs above. Fasten
the 4x4 to the existing top plates with (2) rows of SDS25600 screws at 12" o.c. staggered. Toe-nail the balloon studs
above to the LVL with (3) 10d toe-nails.
This process creates a brace at the mid-height of the wall, allowing for the 2x4 studs to remain.
