The eastern portion of the north wall and the entire east wall has settlement cracks in the stucco. 5. Measurements of the interior floor slab along the east wall indicate settlement to be as much as 3.3 inches below the original finished floor. 6. The cause of the settlement is unknown, but is believed to be poor soil compaction during initial construction. 7. Another possible reason for settlement is decaying tree roots under the foundation. 8. Soil borings were not taken. 9. The structure is a three-level wood frame condo with a stucco built in 1989. 2. The unit is slab on grade. 3. This condo is the northern most unit in a group of six. 4. The eastern portion of the north wall and the entire east wall has settlement cracks in the stucco. 5. Measurements of the interior floor slab along the east wall indicate settlement to be as much as 3.3 inches below the original finished floor. 6. The cause of the settlement is unknown, but is believed to be poor soil compaction during initial construction. 7. Another possible reason for settlement is decaying tree roots under the foundation. 8. Soil borings were not taken. 9. It is likely that differential settlement will continue to occur unless the foundation is stabilized. Alpha Foundation Specialists, Inc. Foundation Stabilization 2133 Seminole Road Page Two 10. To lift and stabilize the foundation, we recommend installing 3 three inch helical piles along east wall and 1 three inch helical pile at the most eastern part of the north wall for a total of 4 three inch helical piles. These piles are to be up to 14 feet long using standard brackets spaced a maximum of seven feet apart. See attached sketch. 11. To lift and stabilize the interior floor slab, we recommend using Po1yLEVEL as shown on the attached sketch. If you need additional information or have any questions, please call.
