Exh 8AAGENDA ITEM #3A JULY 11, 2005 • CITY OF ATLANTIC BEACH CITY COMMISSION MEETING STAFF REPORT AGENDA ITEM: Modification to the approved Development Plan for the Paradise Preserve PUD to revise recreation and park areas SUBMITTED BY: Sonya Doerr, AICP ~~ Community Development Director DATE: July O1, 2005 BACKGROUND: The adopted Paradise Preserve PUD allocated 0.86 acres of the 10.99-acre site for Parks and Open Space. The approved Site Plan (8% x I 1 color copy attached) .provided for a landscaped park area within the interior of the loop road, identified as Parcel D. Engineering revisions . to the project have required a portion of this park area to be used for additional stormwater retention. The Applicant requests approval of a revised site development plan, as depicted on the attached larger ' ' I 1 x 17 site plan, which maintains a portion of Parcel D as park area containing the amenities called for by the PUD. To accommodate the need for additional recreation area, the Applicant proposes to construct a wooden, covered gazebo, which will be elevated over the retention area within Parcel D. Additional park benches, and a swing set will also be added to Parcel F. (See Recreational Amenities in the General Notes table.) The revised plan depicts an aggregate of 1.82 acres of recreation and open space within Parcels A, B, D and F. It should be noted that this 1.82-acres also includes the stormwater retention basins in Parcel F and Parcel D. RECOMMENDATION: Consider revision to the PUD site development plan, subject to finding that the proposed revisions are consistent with the Paradise Preserve PUD, and that adequate recreation, open space, and recreational amenities to serve the project will be provided. ATTACHMENTS: Original approved Development Plan, proposed Development Plan, and drawings of proposed gazebo. BUDGET: No budget issues.
