Dear Mr. Broedell: The attached packet is a revision of our application for a screen enclosure "repair and rebuild" permit. Thank you for providing us with an electronic copy of the Zoning Review Comments. That helped us address the two findings more quickly. Regarding item #1 (the nonconforming structure issue) of the Zoning Review Comments, we are attaching several "before" and "after" photos with details regarding the enclosure collapse due to Hurricane Irma. Fortunately, we were able to retrieve those photos that we occasionally take in order to track the overall progress of our project. Please note that the pool enclosure frame was not ensured while the project is in progress and, consequentially, we don't have any proof in the form of insurance claim records. In order to address item #2 of the Zoning Review Comments, we are also attaching to this letter a set of corrected drawings that we prepared, as well as, engineering calculations. Please note that there is a slight difference in the dimensions of the actual footprint of the existing concrete slab and the dimensions of the collapsed pool enclosure frame as recorded in the survey. We were using the slab dimensions as a reference (as opposed to the collapsed frame dimensions) and this probably caused the dimensions' issue. The drawings include a screen roof plan, side elevations and sections drawings. The design was done according to the latest AAF Guidelines on allowable beam spans, post spacing, etc. All engineering calculations that we are submitting have been prepared by using the published by the AAF MS Excel spreadsheet "Design Check for Posts and Beams in Screen Enclosures", available from URL: http://www.aaof.org/resources/downloads/. Last but not least, I would like to reaffirm that we are committed to performing the screen enclosure repairs and rebuilding according to all structural integrity requirements and other regulations. Please provide diagonal roof and wall bracing to resist lateral wind loads and twisting and racking. One set of cable braces, installed on the south wall and two diagonal roof braces at each outward corner will be sufficient. Or provide calculations showing that they are not needed. We added diagonal roof bracing as suggested and left a single pair of cable bracing on the south wall. 2. Dear Mr. Arlington: Attached are a set of drawings and engineering calculations for the repair permit that we discussed last week. My husband and I realized that all the damage to the screen enclosure due to Hurricane Irma is quite extensive. Unfortunately, based on a quote we obtained, the expense of hiring a contractor for the completion of the whole project would be prohibitive for us as our budget would still need to cover expenses for all the other outstanding project items, including interior finishing of the house, electrical and mechanical work, etc. Under the circumstances, we would be happy to complete the screen enclosure project ourselves. Back in 2012 we have built ourselves a 26' x 12' screen enclosure to our current residence (at address 11100 Coldfield Drive, in the City of Jacksonville). We worked with a local company, Coastal Building Supplies, that we would again order all the project materials from: aluminum extrusions, fasteners, etc. We met with their representative earlier today and they are in the process of preparing a supplies quote for our new project. Attached to this letter are the set of drawings that we prepared, as well as, engineering calculations. The drawings include a screen roof plan, side elevations and sections drawings. The design was done according to the latest AAF Guidelines on allowable beam spans, post spacing, etc. All engineering calculations that we are submitting have been prepared by using the published by the AAF Excel spreadsheet "Design Check for Posts and Beams in Screen Enclosures", available from URL: http://www.aaof.org/resources/downloads/. We are committed to performing the screen enclosure repairs and rebuilding according to all structural integrity requirements and other regulations.
