AGENDA ITEM: Final Subdivision Plat and development plan for the Paradise Preserve
PUD, located west of Mayport Road on the south side of Dutton Island
Road, West

BACKGROUND: The Final Subdivision Plat, and the final development plan as
represented on the Plat, for Paradise Preserve are consistent with the terms and conditions of
Ordinance Number 90-03-181, which established the Paradise Preserve PUD. In accordance
with Section 24-105 of the City's subdivision regulations, and Chapter 177, Florida Statutes,
the Final Plat must be approved by the City and recorded prior to the submittal of
Constructions Plans for the project.
Staff finds that the proposed plat is consistent with applicable provisions of the land
development regulations, and accordingly, recommends approval of the Final Subdivision Plat
for the Paradise Preserve PUD.
BUDGET: No budget issues.
RECOMMENDATION: Motion to approve the Final Subdivision Plat and final development
plan for Pazadise Preserve, finding the Plat to be consistent with PUD Ordinance 90-03-181,
and Chapter 24, Article IV, Subdivision Regulations.
