BACKGROUND: Public hearings to re-designate those lands that remain classified on the
City's zoning map as Open Rural (OR) to the new zoning designation of Conservation (CON)
have been advertised for Monday, February 10, 2003 at 7:15 pm and Monday, February •24,
2003 at 7:15 p.m. in accordance with the public notice requirements of Florida Statutes,
Chapter 166.
The Open Rural category was eliminated as a zoning district with amendments to the Zoning
and Land Development Regulations that became effective January O1, 2002. This change in
designation will make the zoning map consistent with the Conservation land use designation as
established by the Future Land Use Map of the adopted 2005 Comprehensive Plan for the City
of Atlantic Beach and also consistent with Ordinance 90-01-172, which eliminated the Open
Rural Zoning District classification and established the Conservation Zoning District
classification.
And additional procedure to designate the Central Business District as such on the zoning map
will be scheduled for the second February meeting and the first March meeting. (Because this
area contains less than ten acres, Florida Statutes require a different public notice .and
advertisement procedure.)
Several minor administrative rezonings are also anticipated during the coming year. These will
be proposed to correct inconsistencies between the zoning map and the Comprehensive Plan
Future Land Use Map. These will be identified and evaluated during the Comprehensive Plan
amendment process.
BUDGET: No budget issues.
RECOMMENDATION: No action required.
