Side Wall Length: Old Atlantic Beach Design Standards limit the maximum length of a second floor side wall to 35 feet. The second floor on the south side of the structure exceeds the 35 foot limit. Please revise the plans accordingly. 2. Side Yard Projections: The roof over the first floor door on the north side of the structure extends beyond the allowable 24 inches of projection into the side yard. Please revise plans to show no more than a 24 inch projection into the side yard. 3. Tree Removal: Please submit a Tree Removal Permit Application if any trees are to be removed. If no trees are to be removed,then please fill out an Affidavit of No Tree Removal. Both forms are available on the city website under "Planning and Zoning" and at City Hall. Also please be aware that codes have recently changed. If you are unsure about how the new codes effect your project, please submit a Tree Removal Permit and staff can then determine if it is necessary. 4. Fencing: The site plan calls for a 6 foot tall CMU wall along the property line, but the exact location is not clear. Please show the location of all fences/walls on the property including their height as measured from grade. Code prohibits a fence in excess of 6 feet anywhere on the property and limits the height to 4 feet within 20 feet of the eastern property line and 10 feet of the western property line. The renderings appear to meet these requirements, but please provide measurements. 5. Survey: Please provide a detailed survey of the existing structure nearest Beach Avenue including setbacks at each corner of the structure. This will be used to address the remaining comments. 6. Garage Apartment Location: The above mentioned survey will be used to verify the construction of the new garage apartment in the same footprint of the existing structure. Additional comments may result from the new survey. 7. Balcony Size and Location: The above mentioned survey will also be used to verify the conditions related to the balcony on the west side of the detached garage structure.
