Dear Mr. Wilson:
I have reviewed the settlement issue at 393 Royal Palms Drive, Atlantic Beach, FL 32233 and
have the following comments:
1. The structure is a one-story wood frame home with face brick built in 1970.
2. The foundation is a perimeter thickened slab.
3. The floor is concrete.
4. The face brick along the west wall (front of the home) is beginning to show signs of
settlement.
5. The front porch slab is beginning to separate from the home.
6. There are interior cracks in the walls due to settlement. (see photos)
7. The slab in the carport has significant settlement cracks and is not level at the brick wall.
(see photos)
8. The cause of the settlement is unknown but appears to be a combination of insufficient soil
compaction during original construction, and decomposing organics.
9. Soil borings were not taken.
10. It is likely that settlement will continue unless both the carport slab and west wall
foundation are stabilized.

11. To stabilize the foundation, we recommend installing 7 three inch helical piers along the
west wall and I three inch helical pier under each of the two brick columns for a total of 9
three inch helical piers as shown on the attached sketch. These piers are to be up to 14 feet
long and spaced a maximum of 7 feet using standard brackets.
12. Pier spacing may exceed 7 feet in order to prevent placing a pier directly under a door or
window.
13. To stabilize the porch slab and carport slab, we recommend installing PolyLEVEL as
shown on the attached sketch.
