The structure is a split-level wood frame home with stucco built in 1998. 2. The foundation is a thickened perimeter slab. 3. The floor is concrete. 4. There are settlement cracks forming at the upper corners of the interior doors. (see photos) 5. There are settlement cracks forming at the corners of the interior walls. (see photos) 6. The hardwood floor joints are beginning to separate. 7. There is a noticeable settlement crack along the thickened perimeter slab at the north side of the home. 8. Interior measurements along the north wall indicate settlement as much as 1.9 inches below the original finished floor. 9. The cause of the settlement is most likely due to insufficient soil preparation during construction and decomposing organics in the supporting soil. 10. It is likely that settlement will continue to occur unless the foundation is stabilized. 12. To stabilize the foundation, we recommend installing 2 three inch helical piers along the northern portion of the west wall, and 6 three inch helical piers along the north wall for a total of 8 three inch helical piers. These helical piers are to be up to 14 feet long using standard brackets and spaced a maximum of 7 feet. See attached sketch. 13.
