In your March 13, 2014 response, you wrote that in order to get sign off on the splitting of the lots, you would need a copy of an official survey that shows that the "lots were platted as shown on the COJ GIS site." I have attached a copy of a 1956 survey of the property done for a prior owner (Nicholas Mertens) as well as a 1988 survey that my mother(Judith Cissel) had done — both of which show the lots were platted as shown on the COJ GIS site. They also clearly show that the house is sitting in the middle of the parcels. As such, it would ultimately be necessary for either the estate or the eventual purchaser(s) to seek a demolition permit to clear the lots so the resulting parcels could be utilized for new construction. So that we would be able to move forward entertaining potential purchasers, can you please provide me your official sign off that the lots known as 377 2nd Street, Atlantic Beach, FL may be split back into their original plat lines? We would need an official survey that shows those lots were platted as shown on the COJ GIS site prior to officially signing off on the split of the lots. Based on what the GIS site is showing, it does look like the property is 2.5 lots combined into one.As you laid out, you could split the lots into a 50' by 140' lot and 75 by 140' lot. The only potential hiccup would be that splitting of lots cannot create a non-conforming structure.The existing structure would need to meet the current side yard setback of 5' where it borders the lot split. If it is not able to, you can always seek a zoning variance. Does that make sense? Please let me know if you have any further questions. The result would be that one lot would remain at 50' x 140'and the other would be 75' x 140'. I have printed out for your review the GIS map off the COJ website. It is attached.
