INSTALLATION OF ANY OF THE TRADES WORK. SHOULD THERE BE A DISCREPANCY BETWEEN THE ARCHITECTURAL

COMPLIED WITH THE ABOVE.

THE FOLLOWING GENERAL CONDITIONS SHOULD BE STRICTLY FOLLOWED BY ALL CONTRACTORS AT THE PROJECT SITE.
1. A COPY OF THESE RULES MUST BE READ BY ALL CONTRA -_TORS, EMPLOYEES OF CONTRACTORS OR AGENTS OF
CONTRACTORS AND POSTED ON THE JOB SITE AT ALL TIMES.
2. BUILDING PERMITS MUST BE POSTED ON THE JOB SITE AT ALL TIMES.
3, THE GENERAL CONTRACTOR MUST KEEP A RECORD SET OF PERMITTED PLANS ON-SITE AT ALL TIMES. ANY FIELD
ADJUSTMENTS SHALL BE NOTED ON A FIELD SET OF DRAWINGS AND GIVEN TO THE OWNER AT THE CLOSE OF THE
PROJECT.
4, NO COOKING OF ANY KIND WILL BE ALLOWED ON THE SITE_:-

MATERIALS THROUGH THE BUILDING OR REMOVING TRASH FROM THE BUILDING. IF ACCESS TO THE WORK AREA
NECESSITATES TRAVEL THROUGH COMMON CORRIDORS, THE FINISHES SHOULD BE PROTECTED BY THE PLACEMENT OF
MASONITE PANELS ALONG THE ROUTE. TILE, CARPET OR WALL DAMAGE WILL BE THE SUBCONTRACTOR'
RESPONSIBILITY.
8. NO STORAGE OF SUPPLIES OR TRASH WILL BE ALLOWED It THE AREA.
9. IT IS THE GENERAL CONTRACTOR'S RESPONSIBILITY TO REN,IOVE OR RE-ROUTE EXISTING ELECTRICAL CONDUITS AND

12. ACCEPTABLE CONSTRUCTION BARRICADES AND LOCKABLE DOORS MUST BE MAINTAINED AND USED TO CONTROL NOISE
AND DUST POLLUTION TO A MINIMUM LEVEL. ALL COMMON AREAS MUST BE KEPT CLEAN AND MAINTAINED.
CONSTRUCTION PARTITION BARRIERS TO HAVE A VINYL BASE AND TRIM AT THE TOP TO CONTROL DUST.
13. THERE WILL BE NO SIGNAGE POSTED ON PERIMETER BARRICADES ERECTED FOR DURATION OF CONSTRUCTION. USE
OF DUST MATS AT ALL EXISTS IS REQUIRED. BARRICADE SHALL BE PAINTED THE BASE BUILDING COLOR, UNO.
14, THE CONTRACTOR SHALL PROTECT SMOKE DETECTION DEVISES IN THE AREAS WHERE PRODUCTION OF DUST WILL
OCCUR. NOTIFY THE BUILDING ENGINEER WHEN PROTECTION IS IN PLACE SO IT MAY BE CHECKED.
15, ANY PROCEDURE THAT EMITS NOXIOUS FUMES (I.E., CARPE_T LAYING, USE OF OIL-BASED PAINT, ETC.) MUST BE
PERFORMED AT A TIME AND PLACE DETERMINED BY BUILDING MANAGEMENT.
16, ADDITIONAL OWNER SPECIFICATIONS, SAFETY RULES ANDR_GULATIONS SHALL APPLY AND WILL BE STRICTLY ADHERED
TO PRIOR TO THE START OF ANY WORK PERFORMED AT THIS PROPERTY. OWNER SAFETY RULES AND REGULATIONS

17. GENERAL CONTRACTOR SHALL PROVIDE SECURE CONSTRUCTION BARRIERS DURING CONSTRUCTION SO THAT ALL
BUSINESS MAY CONTINUE WITH LITTLE DISTURBANCE, GENERAL CONTRACTOR TO ENSURE SAFE PASSAGE FOR ALL
PEOPLE ACCESSING THE BUILDING. THE PATH TO THE EXISTING FIRE EXIT SHALL BE KEPT CLEAR AND ACCESSIBLE
DURING ALL PHASES OF CONSTRUCTION.
18, GENERAL CONTRACTOR TO COORDINATE ALL PHASES OF C()NSTRUCTION SO THAT OPERATIONS MAY BE NOTIFIED

28. IF A PORTION OF WORK MUST BE DONE IN OTHER SPACES TO RUN UTILITIES, DUCTS, ETC. PRIOR APPROVAL MUST
BE OBTAINED FOR ACCESS TO THAT SPACE FROM THE BUILDING MANAGEMENT.
29. NO MATERIALS, SUPPLIES, TOOLS, LADDERS OR OTHER EQUIPMENT WILL BE PROVIDED BY THE BUILDING
MANAGEMENT. GENERAL CONTRACTOR AND SUB-CONTRACI"ORS MUST PROVIDE THEIR OWN EQUIPMENT TO PERFORN

30. THE HIRING OF WORKERS MAY BE EITHER UNION OR NON-UNION EMPLOYEES. THEY MUST WORK COHESIVELY.

31. THE OWNER RESERVES THE RIGHT TO REVISE AND SUPPLEMENT THE FOREGOING RULES AND REGULATIONS AS

1. WORKOF THIS PROJECT COMPRISES NEW CONSTRUCTION AND/OR RENOVATIONS TO THE PROPERTY AS DESCRIBED

2. ALL CIVIL, STRUCTURAL ARCHITECTURAL, MECHANICAL, ELECTRICAL, FIRE PROTECTION AND PLUMBING ELEMENTS
ALONG WITH OTHER ITEMS INDICATED IN THE CONSTRUCTION SET COMPRISE THE SCOPE OF WORK AND ARE
REQUIRED FOR THE COMPLETE EXECUTION OF THE PROJECT.
3. ALL WORK SHALL CONFORM WITH NATIONAL, STATE AND LOCAL REQUIREMENTS.
4. IT SHALL BE THE DUTY OF THE GENERAL CONTRACTOR (HEREAFTER "GC") TO VERIFY ALL DIMENSIONS AND
ELEVATIONS GIVEN ON THE DRAWINGS RELEVANT TO THE WORK AND TO REPORT ANY ERRORS OR INCONSISTENCIES
TO THE ARCHITECT BEFORE SUBMITTING A PROPOSAL. IT WILL BE CONSTRUED BY THE OWNER THAT THE GC HAS
EXAMINED AND FAMILIARIZED THEMSELVES WITH THE SITE. IGNORANCE OR FAILURE ON THE PART OF THE GC OR
ANY OF THE SUBCONTRACTORS TO EXAMINE THE SITE WILL NOT BE ACCEPTED AS JUSTIFICATION FOR CLAIMS TO
EXTRA OR ADDITIONAL PAYMENT ABOVE CONTRACT PRICE.
5. PROJECT SCHEDULING SHALL BE DETERMINED BY THE OWNER'S PROJECT MANAGER (HEREAFTER "OWNER'S PM") AND
PROPERTY MANAGEMENT.
6. A DETAILED CONSTRUCTION SCHEDULE, PREPARED BY THE GC SHALL BE INCLUDED IN THE PROPOSAL. SPECIAL
REQUIREMENTS, LONG -LEAD ITEMS, PRODUCT DELIVERY DATES, ANTICIPATED DATES OF INSPECTIONS AND ANY OTHER
MILESTONE DATES AFFECTING THE PROJECT SHALL ALSO BE INCLUDED IN THE TIMELINE.
7. PRE -CONSTRUCTION SITE ACCESS SHALL BE COORDINATED BY OWNER'S PM. ALL GC'S REPLYING TO REQUESTS FOR
PROPOSALS SHALL ATTEND ONE MEETING.
8. GC TO COORDINATE LOW VOLTAGE, SECURITY AND A/V SYSTEM INSTALLATIONS WITH ARCHITECTURAL AND MEP
DRAWINGS. ARCHITECT AND MEP ENGINEER ARE RESPONSIBLE FOR LOCATIONS OF CONNECTIONS AND DIMENSIONS
ONLY. ALL LOW VOLTAGE, SECURITY AND A/V SYSTEM EQUIPMENT IS THE RESPONSIBILITY OF THOSE VENDORS AND
SHALL BE COORDINATED BY THE GC WITH THE OWNER'S PM.
9, GC TO COORDINATE ALL CONSTRUCTION WITH OWNER'S PM AND BUILDING SUPERVISOR OF PROJECT COMPLEX. GC
TO COOPERATE WITH OWNER'S PM AND BUILDING SUPERVISOR FOR ALL ACCESS AND SCHEDULING OF CONSTRUCTION
REQUIRED IN THIS CONTRACT.
CODES PERMITS AND SAFETY -
1. PLANS WILL BE PREPARED FOR SUBMITTAL TO THE CITY BUILDING DEPARTMENT BY THE THE ARCHITECT. THE GC
SHALL OBTAIN AND PAY FOR ALL PERMITS IN COORDINATION WITH ARCHITECT. THE COST SHALL BE SUBMITTED TO
THE OWNER AS REIMBURSABLE COST. GC SHALL SCHEDULE AND OBTAIN ALL INSPECTIONS AND SHALL BE
RESPONSIBLE FOR OBTAINING THE NECESSARY OCCUPANCY CERTIFICATES REQUIRED FROM THE LOCAL BUILDING
DEPARTMENT ABD OTHER GOVERNING AUTHORITIES.
2. GC SHALL BE RESPONSIBLE FOR THE SAFETY OF ALL PEOPLE ON OR NEAR THE CONSTRUCTION SITE DURING THE
CONSTRUCTION PERIOD. GC SHALL MAINTAIN ALL MEANS OF EGRESS FROM THE BUILDING OR AFFECTED BUILDING
PORTIONS SURROUNDING THIS SCOPE OF WORK. THIS SHALL BE DONE IN COMPLIANCE WITH ALL STATE AND LOCAL
CODES, ORDINANCES AND/OR REGULATIONS IN COORDINATION WITH OWNER.
3. METHODS OF CONSTRUCTION AND ERECTION OF MATERIALS SHALL CONFORM TO INDUSTRY BEST PRACTICES AND
STANDARDS SET FORTH BY OWNER.
4. PROVIDE TEMPORARY EMERGENCY LIGHTING AND EXIT SIGNS DURING CONSTRUCTION AS DESIGNATED BY THE LOCAL
FIRE DEPARTMENT.
5. GC SHALL INFORM ALL CONSTRUCTION PERSONNEL OF THE PROPER ROUTES, SPEEDS AND PROCEDURES FOR
TRANSPORTING EQUIPMENT AND MATERIALS TO THE CONSTRICTION SITE. GC SHALL INFORM CONSTRUCTION
PERSONNEL OF ALL RESTRICTIONS TO MOVEMENT OF. EQUIPMENT OR PERSONNEL WITHIN THE PROPERTY OPERATIONS
ON A DAILY AND/OR HOURLY BASIS IN COORDINATION WITH THE OWNER'S PM.
PROTECTION OF WORK AND PROPERTY
1. GC SHALL USE EVERY PRECAUTION TO BRACE AND OTHERWISE SUPPORT AND SECURE THE STRUCTURAL FRAME,
WALLS FLOORS AND ROOF DURING THE CONSTRUCTION OF THE WORK. GC SHALL ALSO PROVIDE EVERY AND ALL
SAFEGUARDS AND PROTECTION AGAINST ACCIDENTS, INJURY AND DAMAGE TO PERSONS AND PROPERTY INCLUDING
ADJOINING PROPERTIES.
2. GC SHALL BE RESPONSIBLE FOR HIS/HER WORK AND EVERY PART THEREOF, INCLUDING ALL MATERIALS, TOOLS,
APPLIANCES AND PROPERTY OF EVERY DESCRIPTION USED THROUGHOUT THE PROJECT.
3. GC SHALL BE AWARE OF PROPERTY BUSINESS. CONSTRUCTION SOUNDS SHALL BE KEPT TO A MINIMUM. GC SHALL
COORDINATE SCHEDULING OF ALL NOISE RELATED WORK WITH THE OWNER'S PM OR BUILDING ENGINEER.
4. GC SHALL PROVIDE TEMPORARY PROTECTION FOR INSTALLED PRODUCTS AND CONTROL TRAFFIC IN IMMEDIATE AREA.
5. GC SHALL PROVIDE PROTECTION FOR STORED MATERIALS AND PROTECT ITEMS FROM CHEMICALLY INJURIOUS
MATERIALS, STANDING OR RUNNING WATER AS WELL AS ANY ADJACENT VEHICULAR TRAFFIC.
6, GC SHALL PROVIDE TEMPORARY, INSULATED, WEATHER -TIGHT CLOSURES OF OPENINGS IN EXTERIOR SURFACES TO
PROVIDE ACCEPTABLE WORKING CONDITIONS AND PROTECTION FOR MATERIALS TO ALLOW FOR TEMPORARY HEATING
AND TO PREVENT ENTRY.
7. GC SHALL PROVIDE PROTECTIVE COVERINGS AT ANY OR ALL EXISTING BUILDING ELEMENTS THAT COULD BE DAMAGED
BY THE CONSTRUCTION PROCESS, INCLUDING MOVEMENT OF HEAVY OBJECTS OR CONSTRUCTION TRAFFIC.
8. GC SHALL PROVIDE SECURITY PROGRAM AND FACILITIES TO PROTECT WORK, EXISTING FACILITIES AND OWNER'S
OPERATIONS FROM UNAUTHORIZED ENTRY, VANDALISM AND THEFT. GC TO COORDINATE WITH OWNER'S EXISTING
SECURITY PROGRAM.
9. GC MAY STORE MATERIALS WITHIN THE CONSTRUCTION LIMITS OF WORK AREAS AND WITHIN LOADING LIMITS OF
STRUCTURE. NO STORAGE WILL BE PERMITTED IN NON -WORK AREAS. STORAGE OF FLAMMABLE MATERIALS SHALL
ONLY BE IN APPROVED CONTAINERS IN APPROVED LOCATIONS. GC SHALL OBTAIN AND PAY FOR USE OF ADDITIONAL
STORAGE OR WORK AREAS NEED FOR OPERATIONS UNDER THIS CONTRACT,
SUPERVISOR AND PERSONNEL
1. ONLY SKILLED, THOROUGHLY TRAINED AND EXPERIENCED WORK PERSONS SHALL BE EMPLOYED ON THE PROJECT.
WHEN REQUIRED BY OWNER, GC SHALL DISCHARGE ANY PERSON WHO TRESPASSES OR WHO IS, IN THE OPINION OF
THE OWNER'S PM, DISORDERLY, DANGEROUS, INSUBORDINATE INCOMPETENT OR OTHERWISE OBJECTIONABLE. THESE
PERSONS SHALL NOT BE RE-EMPLOYED NOR SHALL THE GC EMPLOY ANY PERSON WHO HAS BEEN DISCHARGED BY
ANOTHER SUBCONTRACTOR UPON THE ORDER OF THE OWNER'S PM.
2. GC SHALL GIVE PERSONAL SUPERVISION TO THE WORK USING HIS/HER BEST SKILL AND ATTENTION. THE GC SHALL
KEEP A COMPETENT SITE SUPERINTENDENT AND NECESSARY ASSISTANTS ON SITE. THE SITE SUPERINTENDENT SHALL
BE THE REPRESENTATIVE OF THE GC AND ALL DIRECTIONS GIVEN BY THIS DESIGNATED PERSON SHALL BE AS
BINDING AS IF GIVEN BY THE GC. COMMUNICATION DELIVERED TO THE SITE SUPERINTENDENT BY THE OWNER'S PM

CUTTING AND PATCHING
1. GC SHALL COORDINATE ANY CUTTING OF EXISTING STRUCTURE, ,
SIZE
AND LOCATIONS 0F HOLES,LES ETC.REQUIRED IRED BY
THE SCOPE ,OF WORK WITH ANY AND ALL SUBCONTRACTORS. EACH SUBCONTRACTOR SHALL LEAVE ALL CHASES,
HOLES AND/OR OPENINGS IN WALLS, PARTITIONS, ETC. STRAIGHT, TRUE AND OF PROPER SIZE. IN THE CASE OF
SUBCONTRACTORS FAILURE TO PROVIDE COORDINATED OPENINGS, HE/SHE SHALL CUT THEM AFTERWARDS AT THEIR
OWN EXPENSE. NO EXCESSIVE CUTTING WILL BE PERMITTED. NO STRUCTURAL MEMBERS SHALL BE CUT WITHOUT
!RECTION FROM THE STRUCTURAL ENGINEER.
2. -TER NEW WORK HAS BEEN INSTALLED IN CHASES, HOLES AND/OR OPENINGS,. EACH SUBCONTRACTOR SHALL
CAREFULLY CLOSE OPENINGS TO THE SATISFACTION OF THE OWNER'S PM AND AS REQUIRED TO MAINTAIN FIRE
:EPARATIONS OR RATED CONSTRUCTION. ALL OPENINGS SHALL BE CLOSED PER ARCHITECTURAL, STRUCTURAL OR
mEP ENGINEERING DETAILS AND SPECIFICATIONS.
3. IF CUTTING OF SLAB IS REQUIRED BY THE SCOPE OF WORK, GC TO CONFIRM THAT NO OBSTRUCTIONS ARE
PRESENT. SITE INSPECTION METHODS FOR THE SLAB SHALL INCLUDE DRILLING OF PILOT HOLES AND/OR X-RAY OF
AFFFCTFO SLAB AREAS TO LOCATE STRUCTURAL REBAR OR PRE/POST TENSIONING.
GENERAL SPECIFICATIONS
MAINTENANCE OF WORK AREA
1. AT THE COMPLETION OF WORK, GC SHALL CLEAR AWAY A0 REMOVE ANY CONSTRICTION EQUIPMENT WASTE,
DUMPSTERS, SCAFFOLDING, ETC. FROM WORK AND PRIVATE AREAS. GC SHALL LEAVE THE PREMISES AND THE WORK
IN PERFECT ORDER AND REPAIR. THE ROOMS SHALL BE LEFT BROOM CLEAN AND READY TO USE.
2. GC SHALL CLEAN ALL DOORS, WINDOW GLASS, FLOORS, CARPETS AND OTHER SURFACES SOILED DURING
CONSTRUCTION. GC SHALL REPAIR OR REPLACE ANY ITEMS OR SURFACES DAMAGED AS A RESULT OF THE
CONSTRUCTION.
3. GC SHALL PROVIDE A DUMPSTER IN COORDINATION WITH �WNER'S PM AT LOCATION APPROVED BY LOCAL GOVERNING
AUTHORITY.
4. GC SHALL BE RESPONSIBLE FOR CLEANUP OF DEBRIS, R BBISH, CONTAINERS OVER -SPRAY, ETC., RESULTING FROM
CONSTRUCTION OPERATIONS, ON A DAILY BASIS. GC SHA -L PROVIDE AND PAY FOR TRASH CONTAINERS AND
DISPOSAL. FAILURE BY GC TO CLEAN PROPERLY OR TO PLACE DEBRIS IN CONTAINERS IN A TIMELY MANNER SHALL
RESULT IN ONE OR MORE OF THE FOLLOWING ACTIONS:
4.1. OWNER'S PM WILL CLEAN THE GC'S DEBRIS AND BA 'K CHARGE THE GC FOR THE WORK INVOLVED.
4.2. OWNER'S PM CAN REQUIRE MORE EXTENSIVE CLEANI G AS DETERMINED BY PROJECT CIRCUMSTANCES.
4.3. OWNER'S PM WILL DIRECT GC TO REMOVE/RETRIEVE NY CONSTRUCTION MATERIAL WHICH HAS BLOW OFF SITE.
PLANS AND SPECIFICATIONS
1. THESE SPECIFICATIONS AND THE ACCOMPANYING DRAWING ARE INTENDED TO DESCRIBE AND PROVIDE A FINISHED
PLACE OF OCCUPANCY. THE GC UNDERSTANDS THAT EXECUTION OF THE WORK SHALL BE COMPLETE IN EVERY
DETAIL. THE GENERAL CONTRACTOR WILL BE HELD RESP NSIBLE TO PROVIDE ALL LABOR AND MATERIALS
NECESSARY FOR THE ENTIRE COMPLETION OF THE WORK. GC SHALL NOT AVAIL THEMSELVES OF ANY
UNINTENTIONAL ERROR OR OMISSION, SHOULD SUCH BE OUND IN THE DRAWINGS OR SPECIFICATIONS. BEFORE
PROCEEDING WITH THE WORK, GC TO NOTIFY ARCHITECT, IN WRITING, OF ANY INCONSISTENCIES. ANY WORK
INSTALLED INCORRECTLY OR IN CONFLICT WITH ARCHITECTURAL DRAWING SET SHALL BE CORRECTED BY THE GC AT
HIS/HER EXPENSE AND AT NO ADDITIONAL COST TO THE WNER.
2. GC SHALL COORDINATE CFCI (CONTRACTOR FURNISHED/C NTRACTOR INSTALLED) ITEMS WITH OFCI (OWNER
FURNISHED/CONTRACTOR INSTALLED) ITEMS, AS REQUIRED.
3. NO SUBSTITUTIONS OF MATERIAL SPECIFICATIONS FROM CFI OR OFCI ITEMS WILL BE ALLOWED WITHOUT PRIOR
APPROVAL FROM OWNER OR ARCHITECT. CONTACT ARCHITECT AND/OR OWNER'S PM IN THE CASE OF
DISCONTINUED OR IMMEDIATELY UNAVAILABLE ITEMS.
4. NO RESPONSIBILITY, EITHER DIRECTOR OR IMPLIED, IS ASSUMED BY OWNER FOR OMISSIONS OR DUPLICATIONS BY
THE GC OR SUBCONTRACTORS DUE TO REAL OR ALLEGED ERRORS IN SPECIFICATIONS.
5. DURING CONSTRUCTION, GC SHALL SUBMIT QUESTIONS REGARDING THE PROPER INTERPRETATION OF PLANS AND/OR
SPECIFICATIONS IN A TIMELY MANNER. ARCHITECT SHALL MAKE DECISIONS ON ALL POINTS BROUGHT UP BY THE GC
ON MATTERS RELATING TO THE INTERPRETATION OF THE PLANS/SPECIFICATIONS. RESPONSES SHALL BE RELAYED, IN
WRITING, WITHIN A REASONABLE PERIOD OF TIME. IF THE CONTRACTOR FAILS TO MAKE REQUESTS FOR
CLARIFICATION, THERE WILL BE NO RECOURSE FOR THE G TO PURSUE REPARATIONS.
6. SHOULD ANY DISPUTE ARISE AS TO THE QUALITY OR FITN�_SS OF MATERIALS, WORKMANSHIP OR INTERPRETATION OF
PLANS AND/OR SPECIFICATIONS, THE DECISION SHALL REST WITH ARCHITECT. DECISIONS SHALL BE BASED ON
CUSTOMARY INDUSTRY BEST PRACTICES AND STANDARDS OF CARE.
7. GC TO COORDINATE THE WORK OF ALL SUBCONTRACTORS ON THE JOB TO PREVENT CONFLICTS DURING
CONSTRUCTION. ADDITIONAL WORK CAUSED BY A LACK OF COORDINATION' BETWEEN THE SUBCONTRACTORS- SHALL
NOT BE AT THE OWNER'S EXPENSE.
8. ARCHITECTURAL DRAWINGS SHALL TAKE PRECEDENCE OVER ENGINEERING DRAWINGS FOR LIGHT FIXTURES, POWER
AND/OR, COMMUNICATION OUTLET LOCATIONS. GC TO NOTIFY ARCHITECT OF CONFLICTS BEFORE INSTALLATION OF
WORK.
9. IF HIDDEN CONDITIONS FROM EXISTING BUILDING ELEMENTS ARE FOUND THAT WILL OBSTRUCT THE PROPER
EXECUTION OF THE DESIGN INTENT, GC TO NOTIFY THE ARCHITECT AND OBTAIN CLARIFICATION BEFORE CONTINUING
WITH THE WORK.
10. UNLESS OTHERWISE STIPULATED, THE GC SHALL PROVIDEND PAY FOR ALL UTILITIES, MATERIALS, LABOR EQUIPMENT,
TRANSPORTATION AND OTHER FACILITIES NECESSARY FOR THE EXECUTION OF THE WORK.
11. UNLESS OTHERWISE STIPULATED, NO ALLOWANCE OR COMPENSATION WHATSOEVER SHALL BE DUE OR PAID TO THE
GC FOR ANY EXCAVATIONS, EMBANKMENTS OR OTHER WORK OR STRUCTURES THAT HE/SHE MAY MAKE TO FACILITATE
NIS/HER WORK.
UTILITIES
ALL WORK ON EXISTING BUILDING SYSTEMS REQUIRING SHUTDO N WILL BE COORDINATED WITH OWNER'S PM, BUILDING
MANAGEMENT AND BUILDING ENGINEER.
ELECTRICITY & LIGHTING
1. GC SHALL ARRANGE WITH OWNER AND UTILITIES AND PAY FOR ALL COSTS REQUIRED FOR DISTRIBUTION OF
TEMPORARY LIGHTING AND POWER DURING THE TERM OF BUILDING CONSTRUCTION UNDER THIS CONTRACT. THE
PROPERTY WILL PROVIDE POWER AT EXISTING SOURCES.
2. PERMANENT LIGHTING MAY BE USED DURING CONSTRUCTION.
HEAT & VENTILATION
1. GC TO MAINTAIN SPECIFIED CONDITIONS FOR CONSTRUCTION OPERATIONS TO PROTECT MATERIALS AND FINISHES
FROM DAMAGE DUE TO TEMPERATURE AND HUMIDITY. 1
2. GC TO PROVIDE PROPER VENTILATION AND FILTERING TO ENCLOSED- AREAS TO DISPERSE HUMIDITY AND TO PREVENT
ACCUMULATIONS OF DUST, FUMES, VAPORS AND GASES.
MECHANICAL. ELECTRICAL & PLUMBING
1. GC SHALL COORDINATE SCOPE OF WORK WITH ALL ENGINEERING PROFESSIONS AND TRADES CONTRIBUTING TO THE
ENTIRETY OF THE CONTRACT DOCUMENT SET. GC SHALL IMMEDIATELY INFORM ARCHITECT AND OWNER OF ANY
CONFLICTS WITH STRUCTURAL ELEMENTS, MEP DRAWINGS, ETC. BEFORE PROCEEDING WITH THE WORK.
2. COORDINATE PLACEMENT OF ALL CEILING ELEMENTS WITH MECHANICAL, ELECTRICAL AND FIRE PROTECTION
SUB -CONTRACTORS. WHERE DISCREPANCIES EXIST BETWEEN DRAWINGS AND INSTALLATION, CONSULT THE ARCHITECT
PRIOR TO CONTINUING WITH THE WORK.
3. ALL EQUIPMENT INSTALLED IN RETURN AIR PLENUMS SHALL BE APPROVED BY THE APPROPRIATE GOVERNING AGENCY
FOR COMPLIANCE WITH CODE.
4. REFER TO ARCHITECTURAL DRAWINGS FOR DIMENSIONED LOCATIONS OF ALL FLOOR DRAINS.
FIRE PROTECTION
1. ALL FIRE PROTECTION SYSTEMS WILL BE REWORKED TO ACCOMMODATE THE NEW PLAN LAYOUT. THE REVISED
T
SPRINKLER SYSTEM SHALL BE DESIGNED AND INSTALLED BY A LICENSED FIRE PROTECTION CONTRACTOR IN STRICT
ACCORDANCE WITH THE REQUIREMENTS OF THE NEPA, THE PROPERTY'S RISK INSURER AND ALL GOVERNMENTAL
AGENCIES HAVING JURISDICTION ON THE PREMISES AND THE LOCAL FIRE MARSHALL.
2. NO SENSORS OR SMOKE DETECTORS SHALL BE REMOVED OR RENDERED IN OPERABLE WITHOUT PRIOR WRITTEN

SHOP DRAWINGS AND SUBMITTALS

THREE SETS OF PRINTS OR ONE PDF. TWO MARKED UP SETS OF PRINTS WITH COMMENTS BY ARCHITECT WILL BE
RETURNED OR A MARKED UP PDF WITH COMMENTS WILL BE RETURNED.
3. NO SUBSTITUTIONS OF MATERIAL SPECIFICATIONS FROM CFCI OR OFCI ITEMS WILL BE ALLOWED WITHOUT PRIOR
