Existing structures are recognized as lawfully constructed, according to the Atlantic Beach Land Development Regulations. City staff has met with project architect Jeff Lane and reviewed proposed renovations of the existing three-story garage/guest house and the existing three-story primary residence, as well as reconfiguration of the vehicular use area adjacent to and between the two structures, reconfiguration of landscaping, and addition of a new dipping pool and pergola east of the primary structure. These renovations, as summarized on the proposed site plan from Lane Architecture, PA, dated 12 December 2012, are consistent with the City's Comprehensive Plan, Zoning and Land Development Regulations and do not contravene local setbacks and development standards.
