Rockwood 501 Clippership Ln Atlantic Beach, FL 32233-4112 Subject:Atlantic Beach City Code, Chapter 6,Article II,Section 6-16 Adoption Dear Mr. Rockwood, Tax records identify you as the owner of the following property in the City of Atlantic Beach, Florida: Re: 770 Triton Rd A/k/a: 31-1 38-2S-29E Royal Palms Unit 2 A Lot 15 Block 14 RE# 171333-0000 This notification is to inform you that the property commonly known as 770 Triton Rd was inspected under the City of Atlantic Beach's Buildings and Building Regulations; City Code, Chapter 6,Article II, Sec. 6-16 as adopted from the Southern Building Code Congress, Standard Housing Code, 1994 edition, This inspection was conducted in response to a tenant's complaint. The inspection included, but was not limited to; heating,air conditioning,water fixtures, drain lines, exterior and interior walls,ceilings,floors,doors,windows, electrical outlets, ceiling fixtures, cabinets, and door locks. The roof was visually inspected from ground level and appeared to be in fair condition, however exterior soffits and roof joists showed signs of water damage, and there was evidence of moisture penetration of kitchen and laundry room ceilings. The following items were not in compliance with city code and do not meet the minimum standards for basic equipment and facilities: 1. Windows broken and or inoperative throughout structure. 2. Window screens missing throughout.Window screens required where no central air conditioning provided. 3. Central heating inoperative. 4. Kitchen base cabinet in substandard condition. 5. Smoke detector inoperative. 6. Bath area not moisture resistant. 7. Hot water heater not properly working. 8. Hall and exterior front door light fixtures not properly mounted. 9. Improper type of ceiling fixture in kitchen. 10. Bathroom wall open/damaged under bathroom sink. 11. Hole in wall behind spare bedroom door. 12. Door frame falling off of spare bedroom door. 13. Carport roof supports loose and not properly anchored. 14. Roof leaks. Under my authority as City Code Enforcer,you are granted thirty(30)days,to make proper and permanent repairs to the windows and heating system,and 120 days to complete all other repairs while your property is inhabited. Should your property become vacant; any repairs you make can be completed at your leisure, however at no time will you lease or permit anyone else to reside at this property until all discrepancies are corrected and inspected by the building inspection department. You are hereby notified that unless these violations are remedied,the City of Atlantic Beach will take action against you,as the owner. Failure to comply may result in condemnation of your property by the City's Building Inspector and fines of up to $500.00 per day, per violation from the Code Enforcement Board. Furthermore,you are reminded as a property owner and landlord of your responsibilities to both the tenants and the community to maintain your property in good order.
