CE 39 Saratoga Circle North 03.09.2001 Klotz March 9, 2001 Mr. Jeffery Klotz 205-12 Edgar St Atlantic Beach, FL 32233 Subject: Atlantic Beach City Code, Chapter 6, Article H, Section 6-16 Adoption Dear Mr. Klotz, You identified yourself as the owner of the following property in the City of Atlantic Beach, Florida: Re: 39 Saratoga Circle N A/k/a: 31'-013 38-2S-29E Atlantic Beach Villa Unit No 2, Lot 21, BB( 3 RE# 171787-0000 This notification is to inform you that the property commonly known as 39 Saratoga Circle N was inspected under the City of Atlantic Beach's Buildings and Building Regulations; City Code, Chapter 6, Article II, Sec. 6-16 as adopted from the Southern Building Code Congress, Standard Housing Code, 1994 edition. This inspection was conducted in response to a tenant's complaint. The inspection included, but was not limited to; water fixtures, drain lines, exterior and interior walls, ceilings, floors, doors, windows, electrical outlets, ceiling fixtures, cabinets, and door locks. The roof was visually inspected from the ground and appeared to be in good condition, with no evidence of interior water damage to ceilings. The sink and tub drains were not inspected for reported leaks because of sewage backup from main soil drain. Heating system was not inspected because of 83-degree temperature. The following items were not in compliance with city code and do not meet the minimum standards for basic equipment and facilities: 1. Main soil drain blocked. 2. Stove and refrigerator not in good working order. 3. Air conditioning not working properly. Note: Air conditioning is not required if all windows operate properly and have screens. 4. Kitchen base cabinet doors loose and not closing properly. 5. Kitchen sink not fixed in countertop, tenant reported drain leaks. 6. No Smoke Detector. 7. Rear sliding door does not properly close or lock. 8. Toilet does not properly operate. 9. Bathroom shower/tub area is not watertight, tenant also reported drain leaks. 10. Large hole cut into wall in main living area,vicinity bathroom tub plumbing. The main soil drain to the street must be repaired immediately. Under my authority as City Code Enforcer I can grant you up to thirty (30) days to make proper and permanent repairs to the other listed items while your property is inhabited. Should your property become vacant; any repairs you make can be completed at your leisure, however at no time will you lease or permit anyone to reside at this property until all discrepancies are corrected and inspected by this office. You are hereby notified that unless these violations are remedied within thirty (30) days from receipt of this notification, the City of Atlantic Beach will take action against you, as the owner. Violations of the city code can incur fines of up to $500.00 per day, per violation from the Code Enforcement Board. Furthermore, you are reminded as a property owner and landlord of your responsibilities to both the tenants and the community to maintain your property in good order.
